The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. We have sent to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of residential lots. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the final plat

2. Sheet 1: In the dedication 2nd paragraph 1st line after the word public insert the following: AND PIMA COUNTY

3. Sheet 1: In the dedication 3rd paragraph 1st line after the word public insert the following: , PIMA COUNTY

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Tucson Electric Power Company (TEP) has received the final plat
submitted for review July 3, 2007. TEP is unable to approve the plat at
this time.



When the tentative plat has been approved by Pima County submit to my
attention a copy of the signed Approved Tentative Plat. TEP will
provide an electrical design within fifteen (15) working days upon
receipt of the plat and the required additional plans. The completion
of the electrical design is necessary to determine our easement
requirements and review the final plat.



Additional plans necessary for preparation of the design are: building
plans including water, electrical, landscape, sidewalk and paving plans.
Also, submit the AutoCAD version of the plat on a CD or email to
lcastillo@tep.com <mailto:lcastillo@tep.com> . The AutoCAD should be in
the following format:



A. Complete and identical to the official hard copy (paper) subdivision
plat.

B. DWG format

C. AutoCAD Version 2002 or lower

D. 2D, not 3D

E. Layers relate to a unique set of CAD features within the drawing.
(For example all lot lines should be on one layer, street centerlines
another layer)

F. Required Layers: Lot Line, Right of Way, and Street Centerline

G. At least three tie points are required; one must be a Section or a
Quarter and the others may be street intersections or lot corners.
Bearings and distances must be designated from the tie points

H. Any special fonts, X-REFs, or attachments should be submitted along
with the CAD drawing.

The subject submittal has been reviewed and it can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made:

1. Revise the City Engineer signature line, under the Assurances Block (Sheet 1) to state " City of Tucson Development Services Engineering Administrator".
2. The number of lots in the Final Plat is different from the approved Tentative Plat. This difference may require revising the Tentative Plat. Address this issue and revise as necessary.
3. Show all required setbacks as required by D.S. 2-03.6.4.E. (e.g. detention basin setbacks, channel setbacks, etc.). Additionally, the plat calls out, on Sheets 2, 3 and 4, the SVT's but it does not show them. Revise as necessary.
4. Show the SVT's at Herman Road and the subdivision entry roads.
5. Provide 1' "No Vehicular Access Easements" between lots and common areas.
6. Show all applicable 100-year floodplain for all flows of 100 cfs or more in a surveyable and readily retraceable manner with frequent ties to intersecting lots line as required by D.S. 2-03.6.4.F.
7. Correct, on Sheets 3/5 and 4/5, the "Page" number for the Existing 30' (i.e. the Title Report shows Page 715 and the Plat shows 71).
8. Correct on Sheets 3/5 and 4/5 the Page number for the "Existing 10' Communication System Easement (Docket 8034)". (i.e. The Title Report shows Page 158 and the Plat shows Page 159).
9. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3.
10. Submit a copy of the Assurances package.
11. It appears that the page numbering in the Table of Contents does not match actual page numbers in the CC & R's Document. Revise as necessary.
12. The CC & R's shall specifically address the maintenance of the drainage facilities. The CC & R's should include a paragraph, which addresses the maintenance of all drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the drainage structures maintenance checklist, keeping records, and repair decisions, etc).

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before May 31, 2008.

2. The final does not match the tentative plat in the number of approved lots and common areas. The tentative plat was approved with one hundred and fifteen (115) lots and Common Area "C". The final plat has reduced the number of lots to one hundred and fourteen (114) and has combined Common Areas "A" and "C". The tentative plat will be required to be revised to reflect changes made on the final plat so they match. The final plat will not be approved until this is taken care of.

3. Please revise recording data paragraph first sentence to read "Filed for record at the request".

4. Please revise signature line for in the assurance paragraph to read "City of Tucson Development Services Center Engineering Administrator" instead of City of Tucson Engineer.

5. On sheet 3 of 5 please remove perimeter MS&R setback. This information is not required on final plat.

6. Please remove all indications for the landscape buffer along the west boundary. This information is not required on the final plat.

7. Please provide the street frontage lot dimensions for lots 64-66 on sheet 4 of 5.

8. The common area along the west boundary of the site is labeled as both Common Area "A" and "B" without a defined boundary line separating them. Please clarify if this is meant to be two separate common areas or if it is mislabeled. If it is mislabeled then the tentative plat would need to show the revision.

9. Please add the lot numbers and common areas to the title sheet of the CC&Rs to match the final plat title block.
