This subdivision project is subject to ERZ and HDZ overlay applicability and is adjacent to ERZ Silvercroft Wash. The Final Plat and assurances are not recommended for approval at this time until the remaining assurances and Final Plat comments are addressed. FINAL PLAT COMMENTS: 1) City of Tucson Development Standards (DS) Section No. 2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Address the remaining assurance comments: a) In the Agreement to Construct, update Assurable item 8 to include both " … onsite and offsite improvements …" b) Provide exhibit "A" for the Amendment. 2) DS Sec.2-03.6.1.L: If TOB line is not surveyed and specifically added to the engineer's certification statement, then this line should be removed (see comment below). 3) DS Sec.2-03.6.5.C.5: Address the remaining survey comments: a) On sheet 3, remove extra lines that are either outside of Village 1 boundary or that are not surveyed such as the TOB delineations and the western dashed BEHS line. Add BEHS to legend. b) On sheet 2 check text for "48" near label "FL47". c) DS Sec.2-03.6.4.F: For the surveyable 100-year floodprone limits, show frequent ties to intersecting lot lines. 4) DS Sec.2-03.6.5.B: Explain in response letter, the purpose of Docket 8608 Page 545 (116-26-205D), adjacent to project parcel on northeast corner of project. Provide documentation from Tucson Water accepting proposed improvements in parcel 116-26-205D. It was stated in the response letter that there was a document submitted - none was found - please submit and explain what type of utility this is. 5) DS Sec.2-03.6.6: Provide an original signed copy of the CC&R's. Submit the revised Final Plat, original signed copy of the CC&R's, copy of the title report, a revised assurance package, location map, documentation from Tucson Water, and response letter. (1) * 81/2"X11" copy of plat and (3) 11"X17" copies of the plat (1) * Check in the amount of $20.00 per plat page for recorded plat distribution made payable to the local print company that has access to Pima County Recorders on line platting system or provide an account number to charge.
