This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat as submitted.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

COMMENTS:

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The extension expiration date for this tentative plat is 8/2/08.

2. DS 2-03.2.4.B The square footage indicated for lots 1, 2 and 3 do not meet the requirements for density. 15 units per acre equals 2904 sq. ft. per unit. Four units per lot equals a minimum size lot of 11,616 sq. ft. Revise.

3. The total existing and required parking spaces do not add up to the number provided in the matrix for each lot. Revise.

4. The public utility easement indicated as keynote #58 cannot have building within the easement without written permission for all of the utility companies affected. Provide documentation of approval by the affected utility companies with the next submittal or relocate the easement.

5. DS 2-03.2.4.J All proposed easements (utility, sewer, drainage, access, etc.) are to be
dimensioned and labeled as to their purposes and whether they will be public or
private.

An ingress/egress easement will be required along the east property line of lots 1 and 9 in conjunction with the neighboring properties. Missing on lot 9.

Provide the location of and recordation information (docket and page) for the ingress/egress easement located on the adjacent properties to the east of lots 1 and 9..


7. Based on changes to the plans and responses to the comments additional comments may be forth coming.

The Engineering Division has reviewed the Tentative Plat and we do not recommend approval at this time. The following review comments must be addressed.

1. Revise General Note 16 so the number of lots affected by the floodplain matches the number of lots in the subdivision.
2. Remove the note added to sheet 2/3 indicating that the floodplain is to be left natural. Since this project is already developed the note is not necessary.
