The following review comments must be addressed. Tentative Plat Comments: 1. General Note No. 11 is not correct. The site is completely located in a Zone X (Shaded), which is defined by the Federal Emergency Management Agency (FEMA) as an area subject to either shallow 100-year sheet flooding (less than 1 foot) or a 500-year floodplain or an area protected by a levee. The definition that applies for this site is shallow (less than 1 foot) 100-year sheet flooding. Therefore, all lots are affected by the City of Tucson Floodplain Regulations. (DS 2-03.2.2.C.2.a) and all lots will need a Floodplain Use Permit for any future development. Please correct General Note No. 11 to reflect this. 2. Also, General Note No. 11 states the western 20 feet of Lot 7 lie in a FEMA Zone AE. Zone AE is contained within the Catalina Ave. right-of-way, except for a small portion of the northwest corner of Lot 7. Please correct General Note No. 11 to reflect this. 3. It appears the water surface elevations given in the table on Sheet 2 are in the National Geodetic Vertical Datum (NGVD '29). The Basis of Elevation on Sheet 1 is given as the North American Vertical Datum (NAVD '88). Please either convert the water surface elevations to the NAVD '88 or note that these elevations are in NGVD '29. 4. Please add the drainage flow arrows symbol to the legend. 5. Please provide spot elevations at the locations where the drainage arrows point in opposite directions to support the indicated flow of drainage. 6. Per the Standards Manual for Drainage Design and Floodplain Management in Tucson AZ (SMDDFM) 2.3.1.4.C, please add the following to the Tentative Plat: 6.1. The 100-year floodplain limits and areas of sheet flooding, including spot water-surface elevations. The floodplain limits need to be shown in a surveyable format on the final plat. 6.2. Label the Regulatory Floodplain as a "Regulatory Floodplain". 6.3. Label the floodplain in one of the following ways: 6.3.1. To be left natural 6.3.2. To be channelized 6.3.3. Public or Private Flowage Easement 6.3.4. Public or Private Drainage Easement 6.3.5. Public or Private Right-of-Way 7. Please provide the sight visibility triangles (SVT) for the three driveways off Lee St. and for the corner intersection of Lee St. and Catalina Ave. 8. Keynote No. 15 (Sheet 2) calls out a 20-foot ingress/egress easement. However on Lot 9 the easement is only 10 feet wide. Also, Keynote No. 16, that calls out a 10-foot ingress/egress easement, is not called out on the Tentative Plat. Verify the width of the ingress/egress easement on Lot 9 and make the appropriate changes. 9. Keynote No. 1 is not called out on the Tentative Plat. 10. Please explain how the refuse is being picked up now. Please show proposed pick-up locations to support General Note No. 10. Submit a revised Tentative Plat with a detailed response letter detailing how each comment has been addressed. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito - West (South Line) Interceptor. The on-site sewers are existing and private. No new sewers are proposed. The requirement that a Capacity Response letter be obtained from PCWMD Development Services Section is therefore waived. All Sheets: Add the subdivision case number, S06-168, to the title block of each sheet. This number should be shown larger or bolder than any cross reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. DS 2-03.2.4.A Clearly indicate the distance from all structures to new or relocated property lines. The minimum setback requirements are 10' or ¾ the height of the structure from property lines. The east property line of lot 7 has been relocated 2' to the west. Provide a dimension from the property line to the existing covered parking structures. If the carports do not meet the above setback requirements a setback waiver can be provided for the detached accessory structures or can be included in the DDO (See following comment). The distances for setbacks on lots 9 (east setback) and 10 (west setback) does not meet the above setback requirements. A DDO (Design Development Option) will be required to be applied for and approved before approval of the tentative plat. If a DDO is obtained and approved, place the case number near the lower right corner of each sheet and add a note indicating the date of approval and any conditions of the DDO. The swimming pool located at lots 6, 5 and 8 is considered a structure. A structure is not allowed to be located across property lines. Relocate the property lines or remove the swimming pool. 4. DS 2-03.2.4.B The square footage indicated for each lot does not appear to match the indicated lot dimensions. Revise on the plat and in the lot coverage and density calculations. (Required because of the density calculations being so close to maximum allowed.) 5. DS 2-03.2.4.J All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. Provide a separate sheet clearly indicating all required easements. Easements will be required for sewer lines, water lines, gas lines and electrical lines which cross any property lines and serve more than one parcel. If existing easements are to be abandoned provide recordation information of abandonment. An ingress/egress easement will be required along the east property line of lots 1 and 10 in conjunction with the neighboring properties, Provide recordation information. 6.
