SUMMARY: The Record of Survey was received by Engineering on August 1st, 2006. Engineering has reviewed the received items and does not recommend approval of the Record of Survey.

RECORD OF SURVEY COMMENTS


1. A title block is to be provided approximately in the lower right corner of the first page of the Record of Survey with the following information outlined in DS 2-03.11.7.F.2. The name of the Record of Survey and a brief legal description must be provided in the title block, which is to be placed in the lower right hand corner.

2. Provide in a general note the name, address, and telephone number of the person, firm, or organization that prepared the record of survey and the applicable registration number, along with the seal and signature, of the land surveyor. This information should be provide with the name, address and phone number of the primary owner. DS 2-03.11.8.A.2.

3. Place the subdivision case number in the lower right hand corner of the Record of Survey. DS 2-03.11.8.B.1.

4. At least one (1) corner of the property will be tied by course and distance to a section corner or a quarter section corner. Provide a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan. DS 2-03.11.10.A.

5. Label all boundary lines as to exact nature; measured, calculated or recorded. DS 2-03.11.10.C.2.

6. If applicable show all existing easements of record on the Record of Survey, with recordation information, locations, widths, and purposes shall be included the Record of Survey. DS 2-03.11.11.A.

7. Dimension from street centerline the width of pavement to the face of curb. Label appropriately. DS 2-03.11.11.B.

8. General note number 1 states sidewalk, curbs and the public road is existing (fully improved). After reviewing an 2005 aerial photo, sidewalks are not constructed. Please clarify. Sidewalk must be constructed prior to approval of the Record of Survey. If the intent is to construct sidewalks for this project, submit written verification (copy of the ROW permit) from the City of Tucson that sidewalks will be constructed prior to approval. DS 2-03.11.11.B.

9. The minimum distance between two curb cuts is 12'. Show on the Record of Survey plan view that the minimum distance is met with the property to the east. DS 2-03.11.11.B.

10. Recordation information must be provided for all proposed easements prior to approval. The "5.00' proposed electrical easement", "1.00' proposed no access easement" and "20.00' proposed ingress, egress & utility easement," must be recorded prior to approval. Record easements and provide on the Record of Survey with the next submittal. DS 2-03.11.12.A.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to both the Ina Road Water Pollution Control Facility and the Roger Road Wastewater Treatment Facility via the Pantaño Interceptor.. The onsite sewers are existing and private. No new sewers are proposed. The requirement for a Capacity Response letter is waived.

Add the subdivision case number, S06-166, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.

Add a General Note that states:

THE ON-SITE SEWERS ARE EXISTING AND PRIVATE. NO NEW SEWERS ARE PROPOSED.

Add a General Note that states:

MAINTENANCE AND OPERATION OF THE PRIVATE SANITARY SEWER, TO ITS POINT OF CONNECTION TO THE PUBLIC SANITARY SEWER, IS THE RESPONSIBILITY OF THE PROPERTY OWNER.
