The on-site and off-site sewers are existing and private. No new sewers collection systems are proposed. Per written guidance provided by the PCWMD Development Services Section, sufficient conveyance and treatment capacity exists in the downstream public sewerage system for this project, and a formal capacity response letter from the PCWMD will not be required. All Sheets: Add the subdivision case number, S06-162, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby conditionally approve the above referenced submittal of the final plat. A report containing information to be obtained from the City Fire Department describing the extent to which the buildings and structures to be converted by the plat submitted by the subdivider deviate from applicable requirements of the Building Code, Tucson Code, Chapter 6, and the Fire Prevention Code, Tucson Code, Chapter 13, in the following specified areas of fire safety. 1. FINAL PLAT COMMENTS: 1) City of Tucson Development Standards (DS) Section No. 2-03.6.1.D: Clarify Bill Martin Drive more clearly on location map. 2) DS Sec.2-03.6.1.K: Place the subdivision case number (S06-162) on all sheets of the final plat. 3) DS Sec.2-03.6.3.D: Under the "RECORDING DATA" next to "SS", provide more space for seal. There is an additional state/county seal area under the Acknowledgement paragraph on sheet 1; clarify if this was intended area for the seal area for the notary - which may be beneficial to be located below the notary public signature line. In response letter provide explanation of items 6-9 in schedule B. 12) The following is recommended before Final Plat recordation. a) Provide enclosures for all solid waste pick-up areas. b) Provide truncated domes at all handicap access areas. 13) DS Sec.2-03.7.1: The sidewalk along the north side of the project is undermined by loss of soil adjacent to the sidewalk. It will be necessary to reconstruct slope or assure otherwise that the sidewalk is stabilized. Call for inspection. 14) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until one of the following has been provided: a) when there is any remaining construction (including sidewalk), the financial assurances are submitted and approvable; or, b) provide a copy of Certificate of Occupancy paperwork accepted by the City of Tucson for the final construction. 15) DS Sec.2-03.6.4.A: In response letter, state whether the sewer is private, public, or both.
