Record of Survey - 2nd Submittal

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. Sheet 2. Show the Pima County plan number for existing public sewer line in N El Rio Drive, along with six digit Pima County manhole number(s).

2. Sheet 2. Show the invert and rim elevations for the two existing manholes located on the above mentioned sewer line.

3. Sheet 2. Show how the proposed sewers serving the three parcels (HCS) will be connected to the existing public sewer, and show the invert elevations of the existing public sewer and the HCS at the points of connection.

4. Sheet 2. The size of the HCS should be 4 inch rather than 3 inch as shown. Each of the two longer HCSs should have cleanouts where they make a 90 degree turn and at an intermediate point so that the distance between two cleanouts does not exceed 100 feet. Also, show the rim and invert elevations of these cleanouts.

5. Sheet 2. This sheet needs to be stamped by a registered professional engineer or land surveyor.

6. Sheet 1 & 2. Make the Title Blocks identical looking as these sheets are for the same project.

7. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $78.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

For any questions regarding the fee schedule, please go to http://www.pimaxpress.com/SubDivision/Documents/Fees.PDF where you may find the appropriate wastewater review fees at the bottom of page 1. If the number of sheets changes, please adjust the review fee accordingly.

3) DS Sec.11.7.F: Revise the title block information in the lower right corner of the first page of the Record of Survey to provide for the proposed name of the Land Survey Exception. The Title Block should read the name "El Rio Drive Duplex Lots 1-3" under the first line "Record of Survey" provided.

4) DS Sec.2-03.11.10.A: Revise the Record of Survey; course and distance must tie at least one (1) corner of the property to the section corner or the quarter section corner, or an established City or County survey monument. The plan must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan.

5) DS Sec.2-03.11.12.A: Revise the Record of Survey to show that all proposed easements (utility, sewer, drainage, access, etc.) are dimensioned and labeled as to their purpose and whether they will be public or private. Recordation information must be included on the plan prior to final approval. The comment letter submitted only addressed the private sewers. Provide easements for electric, gas, water and all other applicable utilities.

6) DS Sec.2-03.11.12.B: Provide no-vehicular access easements in plan view between each driveway and adjacent property line so that access can not be used from one property to another.
