The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

The Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal of the Tentative Plat as received by us on January 10, 2007.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.

3. DS 2-10.3.2. E. Zoning acknowledges your response to the following comment. The comment will remain as a reminder to the reviewer.
Three (3) copies of Covenants, Conditions, and Restrictions (CC&Rs) are required if there is to be an association of home owners to assume responsibility for the ownership and maintenance of commonly-owned property.

4. Per discussion with engineering staff, the applicant is in the process of redesigning the parking sections of this site in order to gain additional lots. If this is the case additional comments may be forth coming at the next submittal.

RESUBMITTAL REQUIRED: Tentative Plat, Drainage Report
The Tentative Plat and Drainage Report have been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed.

Tentative Plat Comments
1. The Solid Waste container pick-up locations are shown blocking the sidewalk. Provide container locations that don't block the sidewalks.
2. Clarify the basin top and bottom locations for both basins. Note also that the finish floor elevations for pads adjacent to the basins must be at least one foot above the expected water surface elevation. Confirm that lot 43 will comply with this requirement.
3. As previously commented, provide distance and bearing for each project boundary. The south and west boundaries do not have clearly indicated distance and bearing or curve data.

Drainage Report Comments

4. Provide hydraulic analysis for the north street cross-section. The drainage report incidates that there will be a discharge of 41 cfs in the street.

Submit a revised Tentative Plat and a revised Drainage Report. Include a detailed response letter, detailing how each comment has been addressed.
