S06-125, S08-072, S08-073, S08-074

Tucson Electric Power Company (TEP) has reviewed the final plats
submitted June 11, 2008. TEP is unable to approve the plats at this
time. In order for TEP to approve the plats the following is required:

*
Change the fourth paragraph of the dedication on all four plats
to read as: "PRIVATE STREETS, DRAINAGEWAYS, AND COMMON AREAS SHOWN ON
THIS PLAT ARE RESERVED FOR THE PRIVATE USE AND CONVENIENCE OF ALL OWNERS
OF PROPERTY WITHIN THIS SUBDIVISION, AND ARE GRANTED AS EASEMENTS TO THE
PUBLIC, PIMA COUNTY, AND ALL UTILITY COMPANIES FOR THE ACCESS,
INSTALLATION, MAINTENANCE AND IMPROVEMENTS OF ABOVEGROUND AND
UNDERGROUND UTILTIES, PUBLIC SEWERS AND DRAINAGE.
* Add the following to the dedication on all four plats: "WE
HEREBY DEDICATE TO TUCSON ELECTRIC POWER COMPANY, A 15' WIDE EASEMENT
FOR THE UNDERGROUND ELECTRIC DISTRIBUTION SYSTEM THROUGH THE ENTIRE
LENGTHS OF RINCON KNOLLS LOOP AND MEGAN RIDGE LANE (PORTIONS OF COMMON
AREA "A")."
* On the Phase I plat, TEP has designed the PME11 (RNKS-2) and the
J2 (RNKS-10) to be south of Rincon Knolls Loop road right of way. This
equipment cannot be placed within the road right of way, off-site
easements will be required.
* On the Phase III plat show a 10' wide easement between the PME-9
(RNKS-8) and the J2 (RNKS-17) for the cable between them.

Please forward to my attention the legal descriptions for the off-site
easements as described above and for that portion within Pima County's
property north of this subdivision that requires an off-site easement.

X Plat meets Assessor’s Office requirements.
_______ Plat does not meet Assessor’s Office requirements.

COMMENTS: Per phone conference with Mr. Yellowhair, the following items will be added or corrected before the recording of this plat:
The perimeter line must be solid and the heaviest line on the plat.
The ROW line must be solid and the same line weight as the lot lines.
On sheet 3: I’m not sure where C.A. “C7” ends. Please make sure the line is obvious and not lost in other line work.
Please show the section line between section 4 and section 9 as a light weight dashed line.
On sheet 7: where does C.A. “C5” start and stop? Again, please make sure those lines don’t get lost in other line work.
On sheets 9 and 11: C.A. “G4” and C.A. “C3” have arrows pointing to the same area.
Sheet 11 has been mislabeled as sheet 8.
On sheet 14: the line work around C.A. “B2” and C.A. “I” should be solid.
If there are any questions, please call Susan King at 740-4391.

NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MANUAL MAPS TO DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. IN THE COURSE OF RECORDING THIS SUBDIVISION YOUR ASSISTANCE IN PROVIDING THIS OFFICE WITH AN AUTOCAD COPY WOULD BE GREATLY APPRECIATED. THANK YOU FOR ANY DIGITAL DATA PREVIOUSLY SUBMITTED.
