This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The tentative plat for this project cannot be approved until a copy of this letter has been received by this office. The letter in file is outdated. Sheet 1: The existing sewer line and manhole are missing in the legend. Sheet 3: Ex. MH #43625-23 does not point to a manhole. Sheet 4: Sewer directional flow arrows are missing near MH 4 and MH 3. Sheet 4: The manhole #’s appear to go in the wrong direction on Cienega Knolls Loop. Please revise. Sheet 4: The force main pipe size is not called out. Sheet 5: The sewer directional flow arrows on the force main are missing. Sheet 6: Refer to the specific sewer plans for the proposed lift station and explain the rim elevation of MH WW4 being lower then the invert elevation. Sheet 8: The manhole sequencing appears to be off because the numbers should be going down as the sewer moves downstream. Sheet 9: The manhole sequencing along Quail Canyon is not correct. Sheet 11: The manhole sequencing is not correct along Adam Camp Trail. Sheet 13: The manholes and label information are missing on Tortoise Pointe Drive near the bottom of page. Also the manhole and sewer line segment tables are missing. Sheet 14: Manholes on Rincon Knolls Loop near top of page are not labeled. Sheet 14: The sewer directional flow arrows are missing. Sheet 15: The sewer directional flow arrows are missing. Sheet 17: Extend the sewer line to front Lot 399 This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the tentative plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. For the 3rd submittal only $78.00 was collected but 18 pages of wastewater plans were reviewed. Therefore, an additional $624.00 are due for the 3rd submittal. The next submittal of this project will be the (4th) submittal. A check for the review fee of this submittal in the amount of $1092.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. This amount will cover the combined amount due for the 3rd and 4th submittals. If the number of sheets changes, please adjust the review fee accordingly. Current submittal does not comply with rezoning condition # 20. Please revise landscape plan, sheet L-1, note 13 to read verbatim the language provided in rezoning condition # 20, which reads as following: Provide a native canopy tree within ten feet of the front property line on every other lot, on every street within the development. Landscape plan, sheet 1 of 11, note #9 provides instructions on how to install the required temporary fencing, based on development standards.
