This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the both the Ina Road Water Pollution Control Facility and the Roger Road Wastewater Treatment Facility via the Pantaño Interceptor. This is an apartment to Condominium conversion. The on-site sewers are existing and private. No new sewers are proposed. A capacity response letter is not required for this project. All Sheets: Add the subdivision case number, S06-123, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. Sheet 1: Revise the Dedication block, 3rd paragraph so that: After the words, CITY OF TUCSON, and before the word AND, you add, PIMA COUNTY, and after the words, MAINTENANCE OF, and before the word, UTILITIES, you add the words, PUBLIC SEWERS. Sheet 1: Revise the Dedication block, 5th paragraph so that: PRIVATE SEWERS are included in the list, of elements that comprise the Common Elements, that each Unit Owner has an undivided 1/48th in. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. The following items must be addressed before the plat can be approved. 1. .Revise the Title Block of the plat to fully describe the propose condominium subdivision. The proposed title block seems to indicate that there will be 12 units within the subdivision. The notes indicate that there are 48 units. (DS 2-03.6.1.H.1) 2. This is a resubdivision of a portion of Manana Grande A. Revise the Title Block to reflect this. (DS 2-03.6.1.H.3) 3. Revise the label on the paved alley to indicate that the alley was dedicated on a previous plat and provide the book and page of the effective plat. 4. Provide consistent identification for all of the units on all sheets of the Plat. 5. The details for the units on sheets 3 and 4 must be revised to be consistent. The details indicate patios on the second floor and balconies on the first floor. Revise the details as necessary. 6. Provide clear ties with distance and dimensions to a corner of each building. Provide bearings for the building walls as necessary. ( If all corners are 90 degrees unless otherwise noted, individual bearing might not be necessary.) 7. An area of the plat is indicated as Limited Common Element A. Define the limits of the limited common element and provide a clear description of its purpose. 8. There are letters under the electric easement note on sheet 2 of 4 that render part of the note unreadable. Revise the note to provide complete legibility. Please submit a copy of a report on the physical condition of all buildings, structures, and other improvements to the property to be subdivided prior to approval of a final plat by the Mayor and Council. This report shall be provided by the subdivider to all prospective purchasers of units prior to execution of a binding contract of purchase. The report shall contain the following. a. A statement of the estimated fees or assessments, if any, that the purchaser of a unit will pay, on a monthly and yearly basis, for at least a two (2) year period following purchase. b. A report from a licensed pest control operator on each building or structure and each unit within the building or structure. c. A statement of the unit's average monthly utility costs based on the preceding twelve (12) month period, where the subdivider has access to such utility cost data. d. A report describing, to the best knowledge or estimate of the subdivider, the physical condition of elements of the structure, equipment, or appliances in a unit, the repair or replacement of which will be the responsibility of the purchaser. The report shall state the approximate date on which the element, equipment, or appliance was originally constructed or installed; the approximate date on which it was subsequently replaced or will likely require replacement; and the current estimated cost of replacement. This report shall not be construed to create any warranties, express or implied. e. A report containing information to be obtained from the City Fire Department describing the extent to which the buildings and structures to be converted by the plat submitted by the subdivider deviate from applicable requirements of the Building Code, Tucson Code, Chapter 6, and the Fire Prevention Code, Tucson Code, Chapter 13, in the following specified areas of fire safety. 1. Accessibility of buildings and structures to fire-fighting equipment; and 2. Proximity and frequency of fire hydrants. 15. Common Elements "A", "B" should be further broken down so avoid confusion. Landscaped areas, recreation (including pool), and mailbox should be defined as Common Area "A". General parking and, driveways, should be defined as Common Area "B". Corridors, stairways, and storage would become Common Area "C".
