The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:
· Title Report
· Special Warranty Deed
· Trust Agreement
· Amendment to Trust
· Agreement to Construct
Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review. Per previous comment and per your response acknowledging that the assurances need to be resolved prior to the approval of the Final Plat.
3. Per the City of Tucson Transportation Dept., Steve Pageau, the fill slope and retaining wall located in the right-of-way will require a slope easement and a maintenance agreement on both the plat and assurances, as well as for the Ret./Det. basins. Per previous comment and per your response that this comment will be handled by a separate instrument and will be noted on the plat once it is available prior to the approval of the Final Plat.
4. Please re-label the common areas that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. Basin may also be used as a recreation facility or only a drainage facility or drainage channel and this must be reflected on the Final Plat. A key note explaining the labels could be used in conjunction with the labels, ie.:
Common Area "A" - Streets
Common Area "B" - Drainage/Recreation Facilities
Common Area "C" - Recreation Facilities
Common Area "D" - Drainage Facilities
Common Area "E" - Landscaping
The common areas, especially adjacent to any lot, must be designated separately from the open areas. Particularly any of the detention basins and/or drainage channels next to any lots. Per previous comment.

1. The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

2. This comment has not been addressed. Either remove the note or if you choose to have a note which addresses the proposed use then provide a proposed use per the Land Use Code. The proposed use would be "Family Dwelling "RCP-4", subject to: Sec. 3.6.1 and Sec. 3.5.7.1.E AND .F". Remove General Note 2 from the plat.

the design are: building plans including water, electrical, landscape,
sidewalk and paving plans. Also, submit the AutoCAD version of the plat
