Tucson Electric Power Company (TEP) has received the final plat
submitted for review September 25, 2006. TEP is unable to approve the
plat at this time.



An electrical design to determine our easement requirements will be
provided on the Approved Tentative Plat within thirty (30) working days
upon receipt of the plat. Additional plans necessary for preparation of
the design are: building plans including water, electrical, landscape,
sidewalk and paving plans. Also, submit the AutoCAD version of the plat

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before September 24, 2007. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat.

2. Place the S06-117 subdivision case number in the lower right corner of the plat next to the title block. D.S. 2-03.6.1.K

3. Remove case numbers C9-87-19 & C12-90-4 from the plan. D.S. 2-03.6.1.K

4. Provide the following general note on the plan, "This plat is subject to the conditions of rezoning case C9-86-40, unless superseded by a subsequent rezoning ordinance" D.S. 2-03.6.2.D

5. Remove General Note 2 from the plat.

6. Zoning is unable to review the Protective Covenants at this time. The covenants submitted are for a different subdivision. Provide the covenants for Wingate Lot 3. D.S. 2-03.6.6

The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:

· Special Warranty Deed

· Amendment to Trust

Basin may also be used as a recreation facility or only as a drainage facility or drainage channel and this must be reflected on the Final Plat. SUBJECT TO THE ABOVE, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the Final Plat as received by us on September 22, 2006.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.
