11/13/2006 PATRICIA GILBERT ENGINEERING REVIEW Denied TO: Patricia Gehlen; CDRC Coordinator DATE: November 13, 2006

SUBJECT: Engineering review of the, Record of Survey. The activity number is S06-113.

SUMMARY: The Record of Survey was received by Engineering on October 20th, 2006. Engineering has reviewed the received items and does not recommend approval of the Record of Survey.

RESUBMITTAL REQUIRED: RECORD OF SURVEY

RECORD OF SURVEY COMMENTS

1. If the property to the north with four structures is not part of the survey, do not include this lot on the plan view. If this lot is not part of the subdivision, remove, otherwise the lot should have a designated number and included in the title block. Revise appropriately. DS 2-03.11.12.D.

2. The words "Book ____ Page ____" should be placed on the bottom of the lower right hand corner of the page. The upper placement is in the correct location. Revise appropriately. DS 2-03.11.7.E.

3. Is the new driveway to the south shared? It is not clear how lot 2 will be accessed. Clarify in the response letter.

4. Lighten the line weight for the utility lines. It is difficult to determine the entire length of the 1' No Access Easement. A distance and bearing is also interfering with the visibility of part of the 1' No Access Easement. The required information must be visible on the plan view. Revise the survey to clearly show the 1' No Access Easement.

5. In addition to the above comment, the first submittal showed the 1' No Access Easement traveling along east property line for lot 1, this is not shown on the second submittal. Is this a typo? Is the 1' No Access Easement suppose to travel along the east property line of lot 1? Please clarify and/or revise the Record of Survey.

6. The centerline of Balboa Street is not visible. Identify and label the street centerline of Balboa Avenue and use the appropriate symbol for the centerline. DS 2-03.11.10.B.

7. It appears there is a dimension for the existing ROW line and curb location. However the dimensions are not labeled and street centerline is not visible. The dimensions for the existing ROW line and curb location must be identifiable. Revise appropriately. DS 2-03.11.11.B.

8. Only indicate the existing shed to be demolished on the site plan. The record of survey document only should have the required existing information found in DS 2-03.11.11. Remove the shed and any other site plan information that should only be on the site plan.

9. All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. Indicate if the ingress/egress/utility easement is public or private. DS 2-03.11.12.A.

The above comment is from the first review and has not been addressed. The 20' ingress/egress/utility easement has not been designated as public or private. Indicate whether the 20' ingress/egress/utility easement is public or private.

10. Indicate primary control points, or descriptions and ties to such control points, to which all dimensions, angles, bearings, and similar data on the Record of Survey will be referred. At least one (1) corner of the property will be tied by course and distance to a section corner or a quarter section corner. The plan must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan. This is the second request. DS 2-03.11.10.A.

11. Indicate the location of the curb cut/driveway for the property to the south adjacent to the project. A minimum of 12' must be between each curb cut. Revise appropriately. This is the second request. DS 2-03.11.12.E.
