The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



This apartment to condominium project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito - West (Central Line). The on-site sewers are existing and private, except for the public sewer G-75-17 located in a public sewer easement. No new sewers are proposed. No Capacity Response Letter is required.

Add a General Note that states:

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

Add a General Note that states:

THE ASSOCIATION OF CONDOMINIUM UNIT OWNERS SHALL NOT CONSTRUCT ANY PERMANENT STRUCTURE (I.E., MASONRY WALLS, FENCES, ETC.), ON OR THROUGH THE PUBLIC SEWER EASEMENT, WITHOUT SEPARATE WRITTEN CONSENT FROM THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Engineering has reviewed the received items and does not recommend approval of the Final Plat.


1. If applicable, show detention/retention areas in a surveyable and readily retraceable manner. DS 2-03.6.4.I

2. At least one (1) corner of the Property line will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. DS 2-03.6.5.A. This tie needs to contain both a distance and bearing to the corner of the property line.

3. Label Pastime Road monument line as the Basis of Bearing on sheet 2.

4. The legend in incomplete: please include the various line-work used for this project.

5. Provide all dimensions along the exterior portion of all condo structures, and provide a dimension between the interior portion of the structure to the exterior portion of the structure.

6. Tie down one corner of each building to the property line with a bearing and distance, and ensure that the portion of property being tied into has a bearing and distance to a fixed point along the property line.

Tucson Water has been designated by the State of Arizona, Department of Water Resources, as having an assured water supply. This does not mean that water service is currently available to the proposed development. This development lies within the exterior boundary of Tucson Water's planned 50-year service area. Therefore, water supply is assured.

WATER SERVICE
The approval of water meter applications is subject to the availability of water service at the time an application is made. The developer shall be required to submit a water master plan identifying but not limited to:

Water Use
Fire Flow Requirements
Offsite / Onsite Water Facilities
Loops and Proposed Connection Points to Existing Water System
Easements / Common Areas

Any specific area plan fees, protected main / facility fees and / or other needed facilities' cost are to be paid by the developer.

If the existing water system is not capable of meeting the requirements of the proposed development, the developer shall be fiscally responsible for modifying/enhancing the existing water system to meet those needs.
