RESUBMITTAL REQUIRED: Final Plat, and the CC&R's

Engineering has reviewed the received items and does not recommend approval of the Final Plat.


1. Identify each block or lot within the subdivision boundary by number, and include the square footage of each. DS 2-03.6.4.B

2. Dedication note 2 refers to a Retention - Detention easement, but this easement is not clearly defined in the plan view, and is not called out as a common element in the title block.

3. If applicable, show detention/retention areas in a surveyable and readily retraceable manner. DS 2-03.6.4.I

4. The basis of bearings should be established from two (2) found, physically monumented points described and shown on the final plat. If the monuments at each end of the reference line are fully described on the plat, they need not be described in the "Basis of Bearings" statement. DS 2-03.6.5.C.1

Consider using the points between Ft. Lowell and Delano as the Basis of Bearing. If these points are used please label the survey point at Ft Lowell.

5. Protective Covenants. Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will: DS 2-03.6.6

6. The Covenants, Conditions, and Restrictions (CC&Rs), and the Final Plats have a note stating one of the following: (a) that the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basins; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and detention/retention facilities at least once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and detention/retention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with maintaining the drainage and detention/retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities. The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito - West (Southline) Interceptor. The on-site sewers are existing and private. No new sewers are proposed.

All Sheets: Add the subdivision case number, S06-105, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.

This project is a re subdivision of a portion of an existing platted subdivision, Coronado Heights. Please correct the Title block to C.O.T. Development Services standards.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
