Tucson Electric Power Company (TEP) has no objection to the preliminary
plat submitted for review April 28, 2006.

The preliminary point where TEP could serve this project is from pole
No. 69.
Enclosed is a copy of TEP's facility map showing the approximate
location and unit numbers of the existing facilities. The tentative
plat showing where TEP will be placing the aboveground equipment for
this subdivision will be sent under separate cover when it has been
completed. This is not a preliminary design. TEP has provided this
drawing to show where the proposed locations are for transformers and
pedestals.

TEP will provide a preliminary electrical design on the Approved
Tentative Plat within fifteen (15) working days upon receipt of the
plat. Additional plans necessary for preparation of the design are:
building plans including water, electrical, landscape, sidewalk and
paving plans. Also, submit the AutoCAD version of the plat on a CD or

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



This project will be tributary to the Ina Road Water Pollution Control Facility via the Tanque Verde Interceptor. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The final plat for this project cannot be approved until this office has received a copy of this letter.

All Sheets: Add the subdivision case number, S06-100, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

The Tentative Plat and Drainage Report have been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed.

Drainage Report comments:
1. Revise the drainage report to address retention and detention requirements. The Tentative Plat indicates that the area of the subdivision is 1.11 acres. The drainage report must address both detention and retention requirements. Detention may not be required if it is demonstrated that there will be no adverse effect on downstream properties. Two-year threshold retention is required for the project. Address whether the retention goals can be achieved whithin the sandy-bottomed wash receiving the discharge from the site.
2. Provide a discussion of the floodplain limits shown on the Tentative Plat. Provide water surface contours at intervals no greater than 200 feet. (DS 2-03.2.3.J)

Tentative Plat Comments:
3. Clarify the boundary of the parcel being subdivided by this plat. It appears that the existing driveway is a part of the existing parcel.
4. Provide truncated domes on the curb access ramps
5. Add the required note to indicate that each lot is affected by the City of Tucson Floodplain Regulations. (DS 2-03.2.2.C.2.a)
6. Add the required streets and roads notes in accordance with the development standards. (DS 2-03.2.2.D.1)

Tucson Water has been designated by the State of Arizona, Department of Water Resources, as having an assured water supply. This does not mean that water service is currently available to the proposed development. This development lies within the exterior boundary of Tucson Water's planned 50-year service area. Therefore, water supply is assured.

WATER SERVICE
The approval of water meter applications is subject to the availability of water service at the time an application is made. The developer shall be required to submit a water master plan identifying but not limited to:

Water Use
Fire Flow Requirements
Offsite / Onsite Water Facilities
Loops and Proposed Connection Points to Existing Water System
Easements / Common Areas

Any specific area plan fees, protected main / facility fees and / or other needed facilities' cost are to be paid by the developer.

If the existing water system is not capable of meeting the requirements of the proposed development, the developer shall be fiscally responsible for modifying/enhancing the existing water system to meet those needs.

This letter shall be null and void one year from the date of issuance.

Issuance of this letter is not to be construed as agency approval of a water plan or as containing construction review comments relative to conflicts with existing water lines and the proposed development.
