SUMMARY: The Tentative Plat and Drainage Report were received by Engineering on February 13th, 2007. Engineering has reviewed the received items and does not recommend approval of the Tentative Plat or the Drainage Report.

The next submittal must address the following items:

1. Show on the plat the wall that screens the parking area located at the entrance of the project, the wall is shown on the Landscape Plan but is not shown on the plat.

2. When the side(s) of a parking space abuts any vertical barrier over six (6) inches in height, the required width for the space is ten (10) feet to provide extra width to allow passengers to enter and exit the vehicle on the side where the barrier exists. The screen wall located adjacent to the parking spaces at the entrance do not meet this requirement. Revise the plat to comply. See Landscapes comment 4. DS 3.05.2.1.B.3

DRAINAGE REPORT COMMENTS

1. The proposed weighted runoff coefficient (0.48) provided in Appendix B in the Retention/Detention Basin Calculations is the coefficient used for moderately urban, which is for impervious surfaces that covers 35% of the watershed area. Sheet one on the plat shows the lot coverage at 58%. The provided proposed weighted runoff coefficient (0.48) is too low. Revise the drainage report to use the appropriate weighted runoff coefficient for the proposed development. Revise all applicable documents appropriately.

COMMENTS:

1. (last review) Per DS 2-10.3.1.B, provide a typical detail drawing for a corner lot and a lot nearest 1st Street (it appears there is no setback issue from 1st due to the great length the buildings are away from the future road widening) for record purposes.
RESPONSE: Received typical detail, thank you. Provide typical detail for setbacks for lots next to hammer-head turn-arounds (lots 11, 12, 25), as this is still a part of the street.
RESPONSE: The drawing provided on sheet 1 of the floor plan detail for a corner lot is not clear to me. Give me a detail like G/3 please.

2. (Per last review) Per DS 2-10.3.2.D, each lot is under 4000 sf, provide elevations to verify setbacks - measure from design grade to top of building - clarify if parapet roof.
RESPONSE: I acknowledge the typical detail for the building elevation. Further details are needed, i.e. parapet, roof height? Provide building plans - ie. Optional porches?
RESPONSE: The maximum height from grade to the top of the parapet can only be 19' to have the building meet the setbacks proposed. The elevations on sheet 3 do not include the parapet top - and setbacks will be an issue.

3. Per DS 2-10.3.2.E, provide CCRs.
RESPONSE: I acknowledge the CCRs will be provided on a further submittal.
RESPONSE: I'm sorry, I did not find a copy of the CCR's in this submittal, and I will need to review them before I can give an approval to this project.
