Need to clarify the common area in the Title Block and revise the General Note to list only the common area and the uses within. Applicant (Jean Armstrong) will set up a time after Sept 3 to come in so we can discuss what is required. This should be a simple fix that we can take care of so that they do not have to resubmit. JG

(1) * Check in the amount of $8.50 per plat page for Mayor & Council distribution made payable to the local print company of your choice or provide an account number to charge.
(1) * Check in the amount of $55.00 per plat page for recorded plat distribution made payable to the local print company of your choice or provide an account number to charge.
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page.
(1) Executed and notarized CC&R's document (if applicable).

*Please do not combine the checks for the printing charges. They are processed at different times and require separate checks. An account number is also acceptable and you can include this information on your transmittal sheet when submitting the above listed items.

SUMMARY: Engineering Division of Development Services Department has received, Sheet 1, 2 and 3 of the proposed Final Plat, a copy of the Covenants, Conditions, & Restriction's (CC&R's), the Title Report, and proposed Assurance Package. Engineering Division has reviewed the submitted Final Plat, CC&R's, and Assurance Package and recommends conditional approval of the Final Plat at this time. The following items need to be addressed prior to Mylar approval:


FINAL PLAT COMMENTS:

1) DS Sec.2-03.6.4.K: Revise the Final Plat to label and dimension the Common Areas that are being used as Parking Area Access Lanes (PAALs) and vehicular use areas throughout the multiphased project. These areas must be delineated on the plan per our meeting conversation with Michael McCory on September 13, 2007 to establish common areas that are for public use and for private maintenance.


GENERAL COMMENTS:

Provide the common area delineations on the Final Plat Mylar at submittal.

The revised Final Plat must address the comments provided above. Include a comprehensive response letter addressing in detail responses to all of the above comments.
