SUBJECT: Engineering review of the Copper Star Condo Conversion. The activity # S06-086.

RESUBMITTAL REQUIRED: Final Plat (Mylar)

Engineering has reviewed the received items and recommends conditional approval of the Final Plat.


1. Course and distance will tie at least one (1) corner of the subdivision to a section corner, a quarter section corner, or an established City survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. DS 2-03.6.5.A. It appears that Campbell Ave or Glenn St will meet this standard therefore label either leg appropriately to meet this standard.

2. Sheet 2: Please label all survey points along the property boundary as indicated in the legend.

3. The Basis of Bearing along Glenn and the southern property line are not parallel; therefore provide a bearing in conjunction to the dimensioned offset from the basis of bearing to the property line.

The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make the any necessary corrections and submit the following documents:

(2) Title reports current within the last (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) * Check made to "Reproductions, Inc." in the amount of $8.50 per plat page for Mayor & Council distribution.
(1) * Check made to "Reproductions, Inc." in the amount of $55.00 per plat page for recorded plat distribution.
(1) Check made to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CCR fees are $9.00 for the first 5 pages and $1.00 for each additional page.
(1) Executed and notarized CC&Rs (if applicable).

*Please do not combine the checks for "Reproductions, Inc.". They are processed at different times and require separate checks. An account number is also acceptable.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CCR's and assurances must be approved at the same Mayor and Council Meeting. Please expect 7-8 weeks from the date submitted to the date scheduled for Mayor and Council approval.

Prior to submittal of mylar, it is recommended that the CC&R's are provided to Paul Machado with DSD Engineering for review and approval.
