COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please provide a copy of the approval from the City Engineer allowing maneuvering in and out of ninety (90) degree-parking spaces. This must be received prior to tentative plat approval.

2. Clearly indicate the future right of way and future curb location, with dimensions, for Harrison Rd. and Speedway Blvd. Both streets are proposed for R/W width of one hundred and twenty (120) feet requiring a taper to be provided for Harrison Road. Commencing at the centerline of Speedway for three hundred (300) feet Harrison is one hundred and fifty (150) feet wide, then tapering for another three hundred (300) feet to one hundred and twenty (120) feet wide. When the taper is applied to the plan the future R/W cuts through the Block A, CA "A-1", "D-1", and lot 1. Please revise plat. Speedway appears to have already been widened.

3. Please provide the rear yard setback of three (3) feet as part of unit layout and show on lot typicals.

4. Please remove general note 26 and 27. Urban Planning and Design does not review plot plans for compliance. Urban Planning will review for colors, architectural compatibility, and massing prior to model plan submittal. The applicant is required to comply with the following, providing these items to zoning review at DSD. Floor plans are also to be supplied to DUPD.

a) Floor plans or drawings of the footprint of each unit, showing exterior
dimensions. If only dimensioned building footprints are provided, be certain
that locations of second floors (if applicable), front entrances, and motor
vehicle parking spaces are noted. The floor plans can be preliminary plans
and do not have to be complete construction drawings.

b) Building elevations of all proposed units with height dimensions. These
assist in determining compliance with perimeter yard setbacks and
screening of mechanical equipment. The elevations can be preliminary
drawings.

c) A list indicating which model homes fit which lots.

5. If a DSMR is applied for and approved for any of the above comments, list the case number next to the title block, in the notes provide the case number, date of approval and any conditions of the DSMR approval.

6. The pedestrian circulation path must be handicap accessible to all lots and the recreational area. Access ramps at crosswalks connecting to sidewalks must be provided. In addition Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. Provide a detail on the tentative plat of the handicap ramp with dimensions and indicate the location of the truncated domes.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy to our office. The required form to request such a letter may be found at:

The tentative plat for this project cannot be approved until this letter has been received by this office. This is the 2nd request.

You are proposing the construction of a private sewer collection system in a residential subdivision. This type of sewer now necessitates prior written authorization, pursuant to PCWMD Director, Michael Gritzuk’s letter to PCDSD Director, Carmine DeBonis, dated March 13, 2006, regarding Private Sewers and Public Pump Stations. Provide approval, in writing from the PCWMD Directors office. Mr. Mike Bunch, PCWMD Deputy Director, is the contact for the above-mentioned approval. A copy of Mr. Gritzuk’s letter, to Mr. DeBonis, is being provided for your inspection with this email.

Sheet 1: General Note #8, leads me to believe that the new streets are public, in which case the sewers would have to be made public. Please explain.

Sheet 1: I know that you were asked by the previous reviewer to delete General Note # 14, the industrial waste note, from this plan. However, Block A appears to be a future commercial component to this development and I believe that you were correct in the original inclusion of this appropriate note. Therefore, add a General Note that states:

ANY WASTEWATER DISCHARGED INTO THE PUBLIC SANITARY SEWERAGE SYSTEM SHALL MEET THE REQUIREMENTS OF THE INDUSTRIAL WASTE ORDINANCE (PIMA COUNTY ORDINANCE NO. 1991-140, AS AMENDED).

Sheet 2: Sewer improvement plan G-78-27 clearly shows an existing HCS connection entering MH #8263-01, from the southwest, that provides sewer service to 9595 E. Speedway Boulevard, the Evans Insurance & Financial Services property. Verify this connection and show it’s location on sheet 2. Note that this HCS can not be routed into the private sewer pipe without a recorded Joint Use and Maintenance Agreement filed with PCWMD.

Sheet 2: The sewer pipe slopes are incorrect between MH4 and MH6. Revise the plans so that the slope values for the 8” private sewer main are reasonably accurate.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the tentative plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the third (3rd) submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
