The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. Sheet 1: The Owner information, Title Company or Beneficiary needs to be shown on the cover sheet. Once we have this information the SSA will be sent to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of fixture unit equivalents. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

Sheet 1: In the Dedication Block, third paragraph, first line after the word PUBLIC add the words, PIMA COUNTY.

This office will require a revised set of blue lines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

The Engineering Division has reviewed this submittal of the Final Plat and the Plat cannot be approved at this time. The following items must be addressed. A detailed response letter describing how each comment has been addressed must be submitted along with the revised plat.

1. Discuss assurances mechanism that will be used to meet the financial requirements to assure that all required elements will be completed. Make any necessary changes to the plat depending on the mechanism used.
2. Provide consistent scale information on the plat. The title block on each sheet indicates a scale and another scale is indicated elsewhere.
3. The plat indicates that handwritten additions must be initialed. The handwritten changes in the title block and elsewhere are not initialed. Please be consistent.
4. Revise the plat so that all text is at least 12 point.
5. Provide recordation information for the watermain easement.
6. Include floodplain, erosion hazard setback and WASH study area boundaries on the plat.
7. Show the boundaries of drainage and retention/detention areas in a surveyable manner.
8. Clearly indicate the trail easement along with recordation information.
9. Delineate the WASH study area on the plat.
10. Clearly show the retention/detention basin in a surveyable manner.
11. Revise the Condominium Declaration to specifically address maintenance responsibilities for the drainage facilities.
