and final plat submitted March 28, 2006. It appears that there are no
conflicts with the existing facilities within the boundaries of this
proposed development.

Enclosed is a copy of a TEP facilities map showing the approximate
location of the existing facilities.

In order to apply for electric service, call the New Construction
Department at (520) 918-8300. Submit a final set of plans including
approved site, offsite and electrical load plans. Include a CD with the
AutoCAD version of the plans. If easements are required, they will be

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Be aware that the final plat for this project will not be approved until the subject tentative plat/development plan is approved.

Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

ALL SHEETS. Add the project number, S06-072, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

SHEET DP1. Place the project number S04-038 in the box along with the rest of the reference project numbers.

Based on the evaluation of the proposed sewer design, this project qualifies for Standard sewer connection fee rates.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

04/19/2006 PETER MCLAUGHLIN ZONING REVIEW Denied 1. An applicant has one (1) year from the date of application to obtain approval of a tentative plat that complies with zoning and other development requirements in effect at the time of application. This tentative plat must be approved on or before March 27, 2007.

2. Fill in the S06-072 number near the title block in the lower right hand corner of all sheets of the plat, landscape and NPPO plans.

All pedestrian sidewalks and ramps must meet new ADA requirements by utilizing truncated domes rather than the scored concrete tactile warning devices shown in access ramp details #3 and #4 on sheet DP2. Also, add a specific statement to general note 24 indicating that truncated domes shall be used at all crosswalks, access ramps and as otherwise required.

Add dimensions to the elevation drawings showing midpoint height maximum, ridgeline height maximum and eave height maximum above design grade as required.

The development site is subject to rezoning case C9-03-15, and any reference to rezoning conditions make on this review are made in reference to C9-03-15. Staff offers the following comments:

Please revise tentative plat/development plan to be in compliance with rezoning condition # 1, which requires the development plan to be in substantial compliance with development plan dated June 13, 2003. Development plan, dated June 13, 2003, states within lot 3, just south of the building foot print that “this project is self sufficient apartment living and is not an adult care facility.” Please add this information, per “verbatim” on tentative plat/development plan. Add this information in bold letters, locate information on sheet 2 of 4, and add it to the bold letter that identifies the existing zone as R-1 and proposed zone as R-2.

Please revise tentative plat/development plan to be in compliance with rezoning condition # 2. Revise sheet 2 of 4, as a revised key note # 6 to ensure that a cross access easement has been recorded to provide cross-access to Irvington Road, between lots 1, 2, & 3, as recorded in Docket _____ and Page _____. Please provide the actual DKT. & PG. Numbers as part of Key Note # 6. In addition, please provide a hard copy of recorded document.
