Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: NCR of Tucson, Lots 1-3 & Block A Development Plan – 1st Submittal S06-072 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Be aware that the final plat for this project will not be approved until the subject tentative plat/development plan is approved. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. ALL SHEETS. Add the project number, S06-072, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. SHEET DP1. Place the project number S04-038 in the box along with the rest of the reference project numbers. Based on the evaluation of the proposed sewer design, this project qualifies for Standard sewer connection fee rates. SHEET DP1. Divide General Note 9 into three different general notes. SHEET DP1. Revise General Note 16 as follows and fill in the blanks appropriately. An applicant has one (1) year from the date of application to obtain approval of a tentative plat that complies with zoning and other development requirements in effect at the time of application. This tentative plat must be approved on or before March 27, 2007. 2. Fill in the S06-072 number near the title block in the lower right hand corner of all sheets of the plat, landscape and NPPO plans. DS 2-03.2.2.B.1 3. All pedestrian sidewalks and ramps must meet new ADA requirements by utilizing truncated domes rather than the scored concrete tactile warning devices shown in access ramp details #3 and #4 on sheet DP2. Revise details to show the truncated domes indicating all sidewalk grade changes and pedestrian crosswalks. Also, add a specific statement to general note 24 indicating that truncated domes shall be used at all crosswalks, access ramps and as otherwise required. ANS 4. Revise "12th Street" in the location map on sheet DP1 to read "12 Avenue". DS 2-05.2.1.D.2 5. The square footage of site area for Lot #3 as stated in the calculations (167,937 square feet) does not equal 3.90 acres and is not consistent with the square footage given in general note 5 (170,054 square feet) for Lot #3. It is also not consistent with the square footage given on the final plat (170,065 square feet). Revise to be accurate and consistent. Revise percent coverage calculation if necessary based on any changes in square footages calculated. DS 2-03.2.4.B 6. For measuring building heights the vertical distance of a building is measured from design grade elevation rather than finished floor elevation, at any point within the building footprint to the middle (between eave and ridge) of the highest gable of a pitched roof. Revise all elevation drawings on sheet DP4 to show compliance with maximum height restriction of 25 feet based on design grade elevation. Add dimensions to the elevation drawings showing midpoint height maximum, ridgeline height maximum and eave height maximum above design grade as required. LUC 3.2.7.2 7. Label class 1 and class 2 bicycle parking clearly on the plan or provide a legend symbol. Bicycle parking must be evenly distributed and conveniently located to main building entrances. Where not directly visible and obvious from the public right-of-way and entrances to the site, project entry and directional signs will be provided to direct bicyclists to the bicycle parking areas.
