This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. ALL SHEETS. Add the project number, S06-065, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. Based on the evaluation of the proposed sewer design, this project qualifies for Standard sewer connection fee rates. SHEET 1. Delete General Note 13. SHEET 2. Delete General Notes 11 and 12. SHEET 2. For reference purposes, please assign a number to all newly proposed manholes. SHEET 2. Revise the proposed public sewer design shall be design to a minimum one percent slope. Additionally, revise this design to place the upstream manhole at a more central location within the cul-de-sac to avoid such a long HCS connection from Lot 7. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter. The following review comments must be addressed. Tentative Plat 1. Clarify the relationship of boundaries of lot 12 and the proposed right-of-way. It appears that the proposed lot encroaches into the required right-of-way area. 2. Revise the street detail to indicate that the parking lanes must be 8 feet wide. The pavement width must be 36 feet. 3. Provide details to show how the driveway crossings over the sidewalk will be ADA compliant. 4. Provide an entry in the legend for the symbol used around lot 12 and between the rear portions of other lots. 5. Provide a complete title block. Note that any common area containing basins must be called out as a basin in the title block on the Tentative Plat and on the Final Plat. Indicate in the title block that this is a resubdivision of the north half of lot 7 block 2 of Arcadia Subdivision. 6. Please place all of the general notes in one location. 7. Show benchmark locations, the proposed location of and method of tie to permanent survey monuments or to the nearest section or quarter section corner, and the proposed location and type of subdivision control monuments. All monuments found or set will be described. 8. It appears that lots 1 and 2 may be in violation of the differential grading requirements of the developments standard. Fills of greater than 2 feet may not be placed in the outer 100 feet of the project. Revise the proposed FFEs or provide proposed pad grades that comply with the development standard. Drainage Report. 9. Revise the drainage report to clearly describe the existing and proposed conditions. The revisions must include but are not limited to the following. 10. Clearly label all of the exhibits including the hydrographs 11. Number all of the pages in the drainage report. 12. Provide a discussion of the hydraulic calculations for wall openings, roadways and scuppers to ensure adequate capacity. Explain which equations from the Drainage Manual were used and which clogging factors were used. 13. Show that the retention and detention volumes will be comprised of discharges of on-site flows since this project cannot regulate the off-site flows. (Note that retention and detention are not required for the discharges from off-site areas.) 14. Provide details and calculations to show the basin will be sized correctly. 15. The drainage report indicates that the basins are designed as multi-use basins. Revise the basin design to remove unnecessary rip rap to be consistent with the mult-use design concepts. Rip rap is required only where there is significant velocities. 16. Provide an exhibit that describes the proposed drainage conditions. Revise the existing conditions exhibit so that it accounts for the whole project area. 17. Explain how the discharge will be directed to the basin since the road slopes away from the basin inlet. 18. Justify the percent of impervious area used in the existing conditions hydrology analysis for onsite conditions. 19. Revise the retention volume caluculations to use the 5-year run-off coefficients. Provide a discussion of the soil types on the site. 20. Include a basin maintenance inspection checklist in the drainage report. Provide a clarification that indicates that a homeowners' association will be responsible for basin inspection and maintenance. 21. Provide a calculation of the expected sedimentation buildup for the basins. Use equation 3.8 in the retention/detention manual. Provide a permanent concrete marker in the bottom of the basin as described in section 3.4.2 of the manual. Submit a revised Tentative Plat and a revised Drainage Report addressing these comments. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is 4/17/07. 2. DS 2-03.2.1.C All lettering and dimensions will be the equivalent of twelve (0.12) point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or when photographically reduced (microfilmed) for record keeping purposes. In addition to the above, some of the bearings and distances along the west and east property lines are not legible. 3. DS 2-03.2.1.D A small, project-location map will be provided, drawn at a scale of 3" = 1 mile. The location map will provide the following information. 2. Provide a lot layout detail clearly indicating the minimum required setbacks for this lot. On lot #12 indicate the setback from the northeast corner of the existing structure to the property line. 13. In the lot coverage calculations provided vehicular use areas (driveways, garages, carports, etc.) have been omitted. Please revise calculations and percentage of coverage. 14. CC&R's will be required for maintenance of common areas. If available at this time please provide with next submiital. If not they will be required to be submitted at time of final plat. 14.
