The initial review for the above project has been completed. This letter contains comments which need to be addressed by written responses to each which indicate any actions taken. In order to facilitate a shorter second review, all corrections and revisions must be made on the original plans and two complete new sets of prints, along with one complete redlined set, must be returned to our office. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Pen or pencil corrections on final prints are not acceptable.

GENERAL COMMENTS:
Copies Desert Steppe Estates as recorded in Book 16, Page 1 and Sarnoff Drive right of way as recorded in Book 9, Page 6 would be very helpful to the reviewer. As these are not available on-line please furnish copies with the next submittal.

The following items were missing from the submittal:

A Title Report with copies of all Schedule B Items relating to rights of ways, easements and well sites. The legal description in the Title Report and the boundary on the Plat must agree.

Closures for all lots, tracts and proposed easements.

ENGINEERING COMMENTS:
Cover Sheet
Add the Owners name as require by the Arizona Revised Statutes.

If there are lien holders add a Ratification and Acknowledgement for each.

If this subdivision encompasses any part of an existing recorded subdivision, so indicate in the Title of the plat.

Insert the word ACKNOWLEDGEMENT above the notary public’s block.

Sheet 2
The West boundary of the plat is not parallel with the centerline of Sarnoff drive. Why? Please explain.

The 17-foot easement at the rear of Lots 19 thru 28 does not appear to be centered on the lot lines. Show dimensions.

The West line of Lots 1 thru 6 does not have the same bearing as any other easement, lot or right of way line on the plat. Why? Please explain.

A portion of the South boundary is shown with 2 separate bearings (N89º 43’ 34” E and 89º 40’ 47” E). This same area is shown in the Map Check Closures as N 89º 42’ 38” E. Why the difference? Please explain.

Add a Block for the County Recorder

Map Check Closures
The Map Check Closures is a mixture of both measured and recorded dimensions. This is not appropriate and must be changed.

Using only the measured dimensions shown in the Map Check Closures this reviewer found that the plat does not close to the required accuracy for a boundary survey in the State of Arizona.

The curve C1 shown on the plat does not match the curve in the Map Check Closures.
