In 1996 an 8000 s.f. warehouse was converted to 6000 s.f. of F1 studio space and 2000 s.f. of S1 storage. At that time there was also a 2000 s.f. quonset hut set up for S1 storage. After 1996 there appears to have been an illegal conversion of the quonset hut to F1 studio space and 2000 s.f. of the warehouse has been converted to 2 separate R2 dwelling units. After visiting the site yesterday with Steve my recommendations are: 1) Require the owners to obtain a permit for the S1 to F1 conversion and partial demolition of the quonset hut, or the complete demolition if the owner chooses. 2) Require the owner to submit as-built plans and obtain permits for the S1 to R2 conversion at the southeast corner of the warehouse. The owner should be charged double fees for inspection as work was done without permits. Plans will also have to address whether the area seperation wall to the studios will be 2 hour or 3 hour. 3) Allow the S1 to R2 conversion that was done at the northeast corner of the warehouse to remain as is. In 2003 there was an extensive fire repair permit obtained for this space. Reviewing the plans and inspection history it appears that the owner met all code requirements for an R2 occupancy (plumbing, mechanical, electrical, strucural) even though they never recieved an R2 CofO. When the above items are taken care of then we can reissue the proper mixed use CofO for the property. |
