Tucson Electric Power Company (TEP) has received the final plat
submitted for review October 17, 2006. TEP is unable to approve the
plat at this time.



An electrical design to determine our easement requirements will be
provided on the Approved Tentative Plat with thirty (30) working days
upon receipt of the plat. Additional plans necessary for preparation of
the design are: building plans including water, electrical, landscape,
sidewalk and paving plans. Also, submit the AutoCAD version of the plat
on a CD or email to lcastillo@tep.com <mailto:lcastillo@tep.com> .

The subject project has been reviewed. The Final Plat is acceptable and it is hereby recommended for conditional approval pertaining to Engineering and Floodplain Review subject to the following conditions:

In accordance with Development Standard 2-03.7.1.G. the Final Plat cannot be scheduled for Mayor and Council consideration until the assurances are approved by the City Engineer's Office. The previous Assurances comments have not been addressed properly. The Assurances can not be approved until the following comments have been satisfactorily addressed:

1. Remove the word "Grading" from Common Area "B" description in the Original Agreement recitals, the Amendment and all exhibits "A".
2. Add as a separate assurable item, in Exhibit "B", the following: "All applicable fees, e.g. permit fees, impact fees must be paid in full to the City of Tucson prior to the final release of subdivision assurances.
3. Include the "Trust Agreement" in the Assurances Package.
4. Include the "Special Warranty Deed" in the Assurances Package.
5. Include in the Assurances Package and up to date Title report.

Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made.
