3. Although the tentative plat appears to show the sidewalk meandering, it isn’t clear if this is the sidewalk or 12’ wide ADA multi-purpose trail. The cross section 1/3 shows a 6’ sidewalk on one side of the street, and a 12’ pathway on the either side of the street. Please clearly identify sidewalk and 12’ wide multi-path trail that parallels Drexel Road with a keynote on sheet 12 of 12.

9. Please provide a table in the General Notes that provides calculations for both FOS and NOS as defined in the PAD (include a running total of what has been provided up to this date for Units 2-4). Need to demonstrate how these units are meeting the NOS/FOS requirements. Identify what is calculated for FOS and what is calculated for NOS. A goal of 152.4 acres of NOS is identified in the PAD for Sierra Morado Units 2-4. A target of a total of 50% FOS and NOS should be achieved (30%NOS and 20%FOS) for the entire PAD.

The subject project has been reviewed. We offer the following comments:

Drainage Report:

1. According to D.S. 2-03.2.4.L.5, "Verification is required when any drainage solution occurring outside the boundaries of the plat is constructed with adjacent owners' permission. (Additional notarized documentation of that approval will be submitted with the drainage report.) Provide the required permission documents for the proposed interceptor channels south of Bilby Road. Clarify if the channels are temporary, and what will replace them if they are.

Tentative Plat/Development Plan:

1. Revise the "State Lease" call outs based on City of Tucson Real Estate decision. Provide a written copy of their decision.
2. Draw locations and indicate types of on-site runoff discharge points including the runoff amounts (D.S. 2-03.2.4.L.7.).
3. Show a detail demonstrating how trash will be collected along the public streets near the auto courts (Common Area "A"). Provide written acceptance verification from Environmental Services.

Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made.
