The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1. This review is for a Record of Survey, which is a subdivision exception, in the R-2 Zone (DS 2-03.11 and LUC Section 2.3.5.2.A.2). The proposed use is multifamily residential with two units on each lot. The Development Designator is "K" and the Perimeter Yard Indicator is BB (LUC Sections 3.2.3.1.C and 3.2.6.4).

2. "All lettering and dimensions will be the equivalent of twelve (0.12) point or greater in size" (DS 2-03.11.7.C). [Please see comment #17.]

3. Identify all the relevant conditions within the square mile area of the location map. Identify all subdivisions and record of surveys by name along with the docket and page information. Also identify all major streets, major watercourses and railroads (DS 2-03.11.7.D.2).

4. Label the section corners of the location map (DS 2-03.11.7.D.3).

5. Please provide the proposed name of this Record of Survey and place the name in the title block (DS 2-03.11.7.F.2).

6. The number of proposed lots should be provided in the title block information (DS 2-03.11.F.3).

7. Place the Record of Survey number S06-051 in the lower right corner next to the title block of each sheet (DS 2-03.11.8.B.1).

8. In the General Notes: "The existing zoning is R-2" (DS 2-03.11.8.B.2).

11. There are three paragraphs to be included in the DEDICATION. The second paragraph is as follows:

"We hereby grant to the Public and all utility companies all easements as shown hereon for the purpose of access, installation, and maintenance of public sewers and utilities and other uses as designated by this plan"

Please provide all three paragraphs (DS 2-03.11.9.B).

12. Include a 5" X 5" box for the County Recording stamp. The title over the box must read, "RECORDING DATA" (DS 2-03.11.9.C).

13. Please provide the recording data for the easements of record drawn on the plan (DS 2-03.11.11.A).

14. "The following information regarding existing utilities will be provided: The location and size of water wells, water pumping plants, water reservoirs, water lines, fire hydrants, and storm and sanitary sewers, including the pipe diameter and invert and rim elevation of all manholes and cleanouts; the Pima County Wastewater Management Department (PCWMD) reference number; locations of gas lines, electric and telephone lines, poles, and on-ground junction boxes, and street lights. If water mains and sewers are not located on or adjacent to the tract, indicate the direction, distance to, and sizes of those nearest the property. Show sewer line invert elevations."

15. There are errors and omission in some of the legal descriptions of the proposed lots. The length of the arc in Lot 1 differs from the dimension on the drawing. The dimension of 3.41' should not have been subtracted from 60.71 for the north property line of Lot 2. Also the "C1" portion of the arch in not included in the legal description for Lot 2. Please revise the legal descriptions.

16. The "SURVERYOR'S STATEMAENT" at the bottom center of the first sheet refers to only one sheet of a three sheet submittal. Please revise or remove that statement.

17. The third sheet provides no additional information. This would be the ideal place to provide the proposed plans for each lot. It would also be better if you used a scale that provides a larger image, such as 1" = 20'.

18. Please be aware that additional comments may be necessary relative to the information provided in subsequent submittals.
