Engineering has reviewed the received items and recommends a conditional approval of the Final Plat.

1. Course and distance will tie at least one (1) corner of the site to a section corner, a quarter section corner, or an established City survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. DS 2-03.6.5.A. It appears Speedway Blvd or Dodge Blvd will meet this standard therefore label either leg appropriately to meet this standard.

TRANSMITTAL DATE: August 25, 2006

DUE DATE: July 26, 2006

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of the submittal to obtain approval of a final plat that complies with zoning and other departments requirements in effect at the time of application. This final plat must be approved and recorded on or before March 26, 2007.

2. DS 2-03.6.1.K This project has been assigned the subdivision case number S06-045. Please list the case number in the lower right corner of all final plat sheets. This was not provided with this submittal.

3. In regards to the parking located to the north of the existing buildings either:
A. The owner will need to provide proof that the issues with the existing 20' access easement have been resolved (current LUC requirements are for a 24' wide PAAL for two way traffic, and it is acknowledged that the existing 20' easement is nonconforming) or
B. That the parking has been removed and the play area installed. A zoning inspection will be required.
One of the two options will need to be completed prior to approval of the final plat.

4. Please provide written documentation on how section 4.1.9.2. of the LUC will be met with this proposed condominium conversion project.
