DS 2-10.3.2.E 5. There is a rectangular box, enclosed by a solid line, without a label or dimensions, and located on the property line between lot 1 and Common Area "C". RESUBMITTAL REQUIRED: Final Plat Engineering has reviewed the received items and does not recommend approval of the Final Plat. 1. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. DS 2-03.6.1.G 2. If applicable, the following BENEFICIARY block must be included on the title page. DS 2-03.6.3.C q BENEFICIARY "The beneficiary of (Title Company Name and Trust Number) is (Name and Address)." 3. Indicate the name and width of each street, and easement (type) within the subdivision boundary being created by this plat. DS 2-03.6.4.A 4. Show detention/retention areas in a surveyable and readily retraceable manner. DS 2-03.6.4.I 5. Sight Visibility Triangles are not required on the Final Plat. Consider removing to lessen the information clutter. 6. At least one (1) corner of the subdivision will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. DS 2-03.6.5.A 7. Basis of Bearing: In addition to the provided book and page provide a bearing for the projects Basis of Bearing to prevent confusion during construction. 8. Show the distance and bearing between all survey points used including property line boundaries (i.e. northern property line). Indicate whether measured or calculated. Measured is the physical, direct occupation of a point/line by line of sight and not through calculations of other measured distances. DS 2-03.6.5.C.5 9. Provide an Assurance Package with the next submittal for review and cross checking against the final plat. 10. Protective Covenants. Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will: DS 2-03.6.6 q Provide for maintenance of and liability for any proposed commonly-owned areas; DS 2-03.6.6.A and q Include the various conditions of rezoning or other special situations requiring permanent administration by an owners' association. DS 2-03.6.6.B 11. The Covenants, Conditions, and Restrictions (CC&Rs), Final Plats, or Development Plans shall have a note stating (a) that the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basins; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and detention/retention facilities at least once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and detention/retention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with maintaining the drainage and detention/retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities.
