Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Broadway Stoner, Lots 1-3 Tentative Plat – 2nd Submittal S06-020 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. As previously requested on February 24, 2006, please provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. Follow the Pima County Development Services Department tentative plat requirements for wastewater by adding the required general notes. Revise the proposed sewer design for lots 1 and 2 so that the 4-inch HCS does not connect via a direct tap into the existing 18-inch sewer line. Follow appropriate Pima County design standards and standard details. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is January 19, 2007. 2. This project was reviewed for compliance with the Land Use Code (LUC), Development Standard (DS), International Building Code 2003 (IBC) and American National Standard Institute (ANSI). The formatting of this tentative plat was reviewed under DS 2-03. 3. Per the response comments, a copy of the plans approved by the City of Tucson for the lot split was to have been included with this submittal. Zoning could not verify the lot split approval because the document was not included with the zoning package. Please ensure that the document is included with the next submittal or bring a copy to DSD and provide to Heather Thrall. (The previous comment was left as reference for the reviewer.) Staff acknowledges the letter with the submittal advising of a recent city approved lot split of the subject parcel. Please provide a copy of that last approved lot split for the Southeast portion of this parcel, S05-060, with the resubmittal. 4. The Previous comment was not addressed. Please ensure that the requested information is added to the location map. Also the location map drawing is not legible. It is not clear if the legibility is due to a printing error or if the linework is incomplete. Please ensure that the location map is complete and legible. Previous Comment: Per DS 2-03.2.1.D.3, show adjacent township/range/section numbers on location map. 5. It is acknowledged that the common area has been eliminated from the tentative plat. Clarify who will be responsible for the maintenance of the drainage ways and by what type of document will the maintenance be enforced. 6.
