The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. The following items are required in the assurance package if a Third Party Trust Agreement will be used and was not included in the recent re-submittal.
· Title Report
Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review.
3. Correct the title block to match the plan views to read "Common Elements "A" and "B" instead of "Common Areas "A" and "B". The designations of the common elements are still labeled as "CA A or B" and so forth on the plan view instead of "CE A or B". Revise as required.
4. Indicate the name and width of each street, alley, easement (type) and drainageway within….per D.S. 2-03.6.4.A.
5. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication….per D.S. 2-03.6.4.D.
6. Indicate tract boundary lines; right-of-way and centerlines of streets, easements and other R/W per….per D.S. 2-03.6.5.B.
7. Basis of Bearings - the purpose of the basis of the basis of bearings on a survey is to enable…. per D.S. 2-03.6.5.C.1.a. The basis of bearing on the plat plan view does not match the BOB in the description from the plat of Minarik Estates, Lot 1, recorded in Bk. 22 of Maps and Plats at Page 14 on sheet no. 1.
8. The title block of the plat must match the Subdivision Assurances verbatim.
9. Please submit a copy of the subdivision boundary closure calculations. Per previous comment.

submitted November 30, 2006. TEP is unable to approve the plat at this
time.



General note 8 should be included in the dedication. This easement must
be dedicated.



An offsite easement will be required for the electric line from the
existing transformer (SUP-6) to the property line of this project. See
the requirement as shown on the design mailed out December 5, 2006.
Forward me a legal description for the offsite easement.



Show the requested dedication on the resubmittal of the final plat.
Submit two bluelines to the City of Tucson for TEP's final approval.

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

Sheet 1: In the BENEFICIARY block, 1st paragraph, the Trust number should be 60293 rather than 60128 as shown.

SUBJECT TO THE ABOVE, the Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal of the Final Plat as received by us on November 29, 2006. The revision may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in any activity which may cause or contribute to air pollution.
