Add the subdivision case number "S06-006" to the lower right hand corner /title block. DS 2-03.6.1.K 2. The Approval and Recording Data Blocks must be placed adjacent to each other on sheet 1 of 12. DS 2-03.6.3.D 3. There are two Acknowledgement Blocks on sheet 1 of 12. Remove the one that does not have the information filled in. 4. Revise the dates in the Recording, Acknowledgement and Approval Blocks to read "2006". 5. Add the odd numbered units to the dimensioned elevation drawings on each sheet. 6. For condominium conversion projects such as this one, affidavits are required showing that all requirements of LUC 4.1.9 have been met. Prior to final plat approval, submit a copy of this affidavit which demonstrates compliance with the following: Notice of Intent to Convert, Exclusive Right to Purchase, Statement of Availability of Other Rental Units, Relocation Payments, Housing Code Compliance, as well as all required statements and reports listed under the Disclosure Requirements in LUC 4.1.9.2. Submit a copy of required affidavit. LUC 4.1.9 7. The rows of angled parking on the plat sheet 2 of 12 are shown as straight-in (90 degree) parking on the original site plan. Submit an approved site plan, which shows the angled parking as approved, or provide a separate sheet showing the parking lot fully dimensioned with all width and depth of parking spaces, width of PAALs, and angle of spaces shown on the plat. Also on this separate sheet, show the dimensioned pedestrian circulation system, as shown on the approved plan. 8. Fill in the common element numbers in the title block for the private parking area and remove the question marks. General note 1 is inconsistent with the title block in that it states that the parking spaces are within common element "A". If private parking exists elsewhere on the site, label the location and delineate it in a surveyable manner on the plat. The parking was restriped, but neither Haskell or Winstell has adequate turn-a-round and the alley acts in a "one way" capacity to serve the private parking without the benefit of any traffic controls (at least the last time I visited the site)....It is highly recommended that these issue be resolved prior to this plat being approved. |

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito -West (South Line) Interceptor. Per written guidance provided by the PCWMD Development Services Section, sufficient conveyance and treatment capacity exists in the downstream public sewerage system for existing project, and a formal capacity response letter from the PCWMD will not be required. The on-site sewers are existing and private. No new sewers are proposed. All Sheets: Add the final plat case number, S06-006, to the Title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision. All Sheets: The existing subdivision name, CATALINA FARMS ANNEX (Bk 4, M&P, Pg 35) is not mentioned in the Title block. Contact city staff for appropriate title language.
