Revise the Certification of Survey to match the language in D.S. 2-03.6.3.A. 2. Revise the Certification of Engineering to include engineering related items only (i.e. floodplain limits setbacks, etc.). 3. Revise the third line in the Dedication by adding the words "and common areas" after the words "Private Streets" (D.S. 2-03.6.3.B.). 4. Provide the "Beneficiary" Block as required by D.S. 2-03.6.3.C. 5. Fill in the "requester's" name in the Recording Data Block D.S. 2-03.6.3.D. Additionally, revise the date to reflect this year's date. 6. Call out all private streets as Common Area "A" as shown in the Title Block and provide their square footage (D.S. 2-03.6.4.C. and D.S. 2-03.6.4.D.). 7. Provide the required slope and ponding water setbacks from the proposed detention basin based on the Geotechnical Report recommendation (D.S. 2-03.6.4.E.). 8. Show the limits of the 100-year floodprone areas in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more (D.S. 2-03.6.4.F.). 9. Provide a recent copy of the Title Report in order to verify the easements that are shown on the Plat. 10. Provide right of way dimensions and the centerline for Old Spanish Trail (D.S. 2-03.6.5.B.). 11. The Basis of Bearing shall be established from two found, physically monumented points described and shown on the Final Plat (D.S. 2-03.6.5.C.1.). 12. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3. 13. The distance and bearings between all monuments used shall be labeled whether they are measured or calculated (D.S. 2-03.6.5.C.5.). 14. Submit a copy of the Assurances package. 15. Submit a copy of the CC & R's that addresses proposed drainage structures maintenance.. 16. Additional comments may be offered on future submittals after the Tentative Plat has been approved. Prepare a detailed response that explains the revisions that were made and references the exact location in the drainage report and on the Tentative Plat where the revisions were made. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The required capacity letter has been received. We will send to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of residential lots. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the final plat. Sheet1: General Note #7 may be appropriate for a tentative plat or development plan but not this final plat. Delete General Note #7. Sheet1: General Note #9 may be appropriate for a tentative plat or development plan but not this final plat. Delete General Note #9. Sheet 1: In the DEDICATION block, 1st paragraph, 2nd sentence. Are you sure that you want the association to be responsible for all private sewers when the on-site sewers are going to be constructed as public? The HCS are typically the responsibility of individual lot owners and not an association.. Sheet 1: Please double check the Owner/Developer block. The second address is confusing. Sheet 1: Contact C.O.T. planning staff for guidance, concerning corrections to any conflicting title language, in the Title block. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. If the number of sheets changes, please adjust the review fee accordingly. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before June 15, 2007. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. Please revise the plat so that all type meets this minimum standard (DS 2-03.6.1.C). 5. The major street, watercourses, railroads and subdivisions, with the corresponding docket and page numbers, are best identified (in twelve [0.12] point) just outside the location map with lines point to the locations within the location map (DS 2-03.6.1.D.2). 6.
