Tucson Electric Power Company (TEP) has reviewed the final plat
submitted August 4 , 2006. TEP is unable to approve the plat at this
time.



In order for this Company to approve the final plat, the following is
required:

* Add the following paragraph to the dedication:

"An easement is granted for the purpose of access, installation
replacing repairing and maintenance of electrical meters, cable and
conduits, which grouped electrical meters are attached to the exterior
walls."



Show the dedication on the re-submittal of the plat and submit one copy
of the plat to the City of Tucson for TEP's final approval. Any
additional easements will be required by separate instrument.

RESUBMITTAL REQUIRED: Final Plat
The Final Plat has been reviewed by the Engineering Division and we do not recommend approval at this time. The following comments must be addressed.

1. Revise the Basis of Bearing to reference two found monuments that are fully described. It appears that the basis of bearing is depicted on the plat. If it is clearly indicated as the basis of bearing, no further descriptions are required. (DS 2-03.6.5.C.1)
2. The Final Plat shows two buildings over easements for TEP and for SW Gas. The Tentative Plat indicates that these easements are to be abandoned. Provide the recordation information for the abandonment of these easements. These easements must be abandoned before the approval of the Final Plat.
3. Explain in the response letter the assurance mechanism for this project. If a third-party land trust will be used, provide the appropriate beneficiary information on the plat.
4. Revise the Condominium Declaration or provide CC&Rs to address the required basin maintenance language as discussed in the drainage manual.
