The following comments must be addressed. 1. Revise the Basis of Bearing to reference two found monuments that are fully described. It appears that the basis of bearing is depicted on the plat. If it is clearly indicated as the basis of bearing, no further descriptions are required. (DS 2-03.6.5.C.1) 2. The Final Plat shows two buildings over easements for TEP and for SW Gas. The Tentative Plat indicates that these easements are to be abandoned. Provide the recordation information for the abandonment of these easements. These easements must be abandoned before the approval of the Final Plat. 3. Explain in the response letter the assurance mechanism for this project. If a third-party land trust will be used, provide the appropriate beneficiary information on the plat. 4. Revise the Condominium Declaration or provide CC&Rs to address the required basin maintenance language as discussed in the drainage manual.
