Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Southgate Business Park, Lots 1-5, Units 1-38 Tentative Plat – 2nd Submittal S05-255 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. ALL SHEETS. Add the project number, S05-255, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. Two additional sheets were submitted with this plan, thus, an additional $100.00 should have been paid. Item 9 of this letter will include this amount for the next review. Please follow the sewer improvement plan review comments provided for G-2006-026 and incorporate those that apply to this project accordingly so that they are synchronized. SHEET 7. Show the proposed sewer all the way to its point of connection to the existing public sewer. SHEET 7. Show the size of the existing public sewer to which this project is connecting. SHEET 7. Show the same elevations for the storm drain and the proposed sewer at their crossing, so it matches the elevations shown on G-2006-026. A revised Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents was sent to your office on March 20, 2006. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve of the tentative plat/development plan. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $139.00 ($39.00 for 3rd review + $100.00 for two additional sheets received with 2nd submittal) made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter. Tucson City Code Chapter 25 Section 39 states that the maximum driveway width for business districts is 35'. A 3-lane section for the entrance can be accommodated with 2-12' lanes and 1-11' lane. 2. The northern most access point does not seem to satisfy rezoning condition 15. While the submitted TIA states that this access does not meet numerical warrants for a deceleration lane, there are horizontal and vertical alignment changes that also need to be taken into consideration. And, a deceleration lane is a condition of rezoning. The Developer has the option to seek a change of rezoning conditions, but Traffic will not support such a request. D.
