Tentative Plat – 2nd Submittal
S05-255

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

ALL SHEETS. Add the project number, S05-255, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

Two additional sheets were submitted with this plan, thus, an additional $100.00 should have been paid. Item 9 of this letter will include this amount for the next review.

Please follow the sewer improvement plan review comments provided for G-2006-026 and incorporate those that apply to this project accordingly so that they are synchronized.

SHEET 7. Show the proposed sewer all the way to its point of connection to the existing public sewer.

SHEET 7. Show the size of the existing public sewer to which this project is connecting.

SHEET 7. Show the same elevations for the storm drain and the proposed sewer at their crossing, so it matches the elevations shown on G-2006-026.

A revised Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents was sent to your office on March 20, 2006. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve of the tentative plat/development plan.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $139.00 ($39.00 for 3rd review + $100.00 for two additional sheets received with 2nd submittal) made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

For any questions regarding the fee schedule, please go to http://www.pimaxpress.com/SubDivision/Documents/Fees.PDF where you may find the appropriate wastewater review fees at the bottom of page 1. If the number of sheets changes, please adjust the review fee accordingly.

If you have any questions regarding the above mentioned comments, please contact me. Sincerely,

Tentative Plat/Development Plan

TRANSMITTAL: March 27, 2006
DUE DATE: March 29, 2006

The Zoning Review Section at Development Services verifies that the tentative plat meets the requirements of the Land Use Code, subject to the following requirement. However, should there be any changes requested by other CDRC members, the approval is void, and we request copies of the corrected tentative plat to verify that those changes do not affect any zoning requirements.

1. All sidewalks must be ADA compliant with the required truncated domes rather than the grooves indicating grade changes and pedestrian crosswalks. Indicate the truncated domes on the tentative plat/development plan as required.

Tentative Plat S05-255 (Second Review)
T14S, R14E, Section 30

RESUBMITTAL REQUIRED: Tentative Plat (See below)
The Tentative Plat and Drainage Report have been reviewed by the Engineering Division and we recommend approval at this time. The Engineering Division Requests a copy of future submittals since comments by other reviewers may result in changes that may impact the Engineering Division approval. If any changes are made to the vehicle use areas, the resubmittal must demonstrate that loading zones and solid waste enclosures are accessible.

Please note that a Stormwater Pollution Prevention Plan will be required as part of the grading permit submittal.

If you have any questions, I can be reached at 791-5550 x1161 or loren.makus@tucsonaz.gov.

04/13/2006 DALE KELCH COT NON-DSD TRAFFIC Denied Traffic Engineering REJECTS this DP submittal:

1. Tucson City Code Chapter 25 Section 39 states that the maximum driveway width for business districts is 35'. A 3-lane section for the entrance can be accommodated with 2-12' lanes and 1-11' lane.

2. The northern most access point does not seem to satisfy rezoning condition 15. While the submitted TIA states that this access does not meet numerical warrants for a deceleration lane, there are horizontal and vertical alignment changes that also need to be taken into consideration. And, a deceleration lane is a condition of rezoning. The Developer has the option to seek a change of rezoning conditions, but Traffic will not support such a request.
