The drawings for the proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. Modify the title Block of this 3rd sheet so that it resembles the title blocks on the 1st and 2nd sheets. This way we will have the information that we need shown on a Development Plan without having you to submit a formal development plan for this project. This is the 2nd request.

2. SHEET 1. The language in the DEDICATION block will need to be modified a little once we review and approve the sewer system serving this development that will be shown on the 3rd sheet.

3. Sheet 1(Sewer improvement): Identify the street where MH #6196 -06 is located. Also show more of the existing sewer in the street and show the rim and invert elevations of the existing manhole. The construction plan # and pipe size should also be shown.

4. Sheet 1(Sewer improvement): Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Also, show and describe examples of these different line types in the legend on Sheet 1. Also the symbols do not line up with the description in the legend.The symbol for existing sewer does not match the existing sewer line shown on plan.

5. Sheet 1(Sewer improvement): All of the proposed sewer line segments need to be marked with length/size and slope. Also show the sewer directional flow arrows on both the existing and proposed sewer lines.

6. Sheet 1(Sewer improvement): Show easement limits for the sewer line running out of the public street(if it is in fact public-mark it as public or private) west of the property and then across all of the lots (1 -4). The recordation information for the easement should also be shown.

7. Sheet 1(Sewer improvement): The proposed manholes on property need to be sequentially identified with rim and invert elevations. Also they should be marked as public.

8. Sheet 1(Sewer improvement): The HCS should be marked w/pipe size/length/slope and material

9. Sheet 1(Sewer improvement):Add a General Note that states:

ANY RELOCATION, MODIFICATION, ETC., OF THE EXISTING UTILITIES AND/OR PUBLIC IMPROVEMENTS REQUIRED BY THIS DEVELOPMENT WILL BE AT NO EXPENSE TO THE PUBLIC.

10. Sheet 1(Sewer improvement):Add a General Note that states:

THE ON-SITE SANITARY SEWAGE COLLECTION LINES WILL BE PUBLIC AND DESIGNED AND CONSTRUCTED TO PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT STANDARDS AND MUST BE ACCEPTED AND RELEASED FOR SERVICE BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT PRIOR TO THE ISSUANCE OF SEWER CONNECTION PERMITS.

11. Sheet 1(Sewer improvement): Add a Permitting Note that states:

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.

12. Sheet 1(Sewer improvement):Add a Permitting Note that states:

NO PERMITS FOR PERMANENT STRUCTURES (I.E., MASONRY WALLS, FENCES, ETC.) ON OR THROUGH THE PUBLIC SEWER EASEMENT WILL BE ISSUED WITHOUT SEPARATE WRITTEN CONSENT OF PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

13. Sheet 1(Sewer improvement): Add a General Note that states:

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the Final Plat. The next submittal of this Final Plat will be the third submittal. A check for the review fee of this submittal in the amount of $78.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and a response letter addressing these comments.

The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:
· Title Report
· Special Warranty Deed
· Trust Agreement
· Amendment to Trust
· Agreement to Construct
Submit the above documents containing original signatures, copies of the documents and signatures will not be forwarded to the City of Tucson attorney for review. The final plat cannot be recorded or approved prior to the acceptance of the assurances. Per previous comment.
3. At least one corner of the subdivision will be tied by course and distance to a section corner, a quarter corner, or an established……….per D.S. 2-03.6.5.A. Per previous comment. The FP cannot be approved prior to this comment.
4. Label the I/E and utility easement as "Private", label all distances and bearings for the easement and show the on FP as bolder dashed line with ties to property corners.
5. Please submit a copy of the subdivision boundary closure calculations. Per previous comment.
6. The 100-year floodplain limits (50' setback line) and EHS shall be shown in a suveyable manner per D.S. 2-03.6.4.E and F. The FP cannot be approved prior to this comment.
7. Show the distance and bearing between all monuments used…per D.S. 2-03.6.4.C.5. Show the symbols used on the legend for the ½" IR to be set on the map of the final plat (sheet 2). Sheet 2 shows a curve on the property line at the Southeast corner of the project, yet the curve is not shown on the "Key Map" on sheet 1. Address as required.

Drainage Report:
1. The DR has been accepted for FP purposes only. Re-submit the DR along with the grading plan.
2. FYI, show in the DR and on the grading plan, the WSEL's for the Alamo Wash along the entire length of the project.

07/26/2007 PETER MCLAUGHLIN LANDSCAPE REVIEW Denied 1. It appears that the project may have a substantial impact on protected native plants. To demonstrate how Native Plant Preservation Ordinance requirements will be met for this subdivision an overall NPP Plan will be required.

2) Based on the location of contours above (to the west of) the top of bank, it appears that the 50-foot setback may be depicted incorrectly. Please clarify and revise location of top of wash bank as necessary. The WASH ordinance is applicable to this site. A plant/habitat inventory and is required for any development within the 50' resource area.
