COMMENTS:

1. The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

2. Add to the title sheet of the CC&R's document "Common area A".

3. I would like to see verbiage related to the vehicular use areas on private property. Section 2.15 does not cover the use of portions of the private lots for the access by the adjacent property owners. I would like to see a separate section related to this issue. Prior to submittal of the final plat package please call me to discuss this issue.

The perspective owners need to be aware that portions of their property are to be used by the adjacent property owners to access their lots to the west. The owners also need to be aware that the additional vehicular use area will result in additional lot coverage that could affect the size of home to be built.

RESUBMITTAL REQUIRED: Revised Plat and Drainage Report

The Plat and Drainage Report have been reviewed by the Engineering Division and we do not recommend approval at this time. Note that a grading permit and Stormwater Pollution Prevention Plan will be required. Issues such as differential grading and proposed finish floor elevations will be addressed with the grading plan review. The following comments must be addressed.

Plat:
1. Revise the Covenants, Conditions and Restrictions to provide for the maintenance of the basin. The maintenance requirements must provide for annual inspections by a registered professional engineer as well as all of the other requirements outlined in the drainage manual.
2. The common area dedicated to the retention basin must be labelled as "Retention Basin" or "Retention Basin and Drainage" on the plat and in the title block. This is at the request of Mayor and Council.
3. Provide design details for the basin in the supplemental plans.

Drainage Report:
4. Revise the retention volume calculation in the drainage report addendum. Use the 2-year runoff coefficients for both the existing and developed conditions. I estimate that the basin must provide for about 1100 cubic feet of storage.
