The activity number is S05-244. SUMMARY: The Tentative Plat and Drainage Report were received by Engineering on April 20th, 2007. Engineering has reviewed the received items and does recommend approval of the Tentative Plat and the Drainage Report. SUBMITTAL REQUIRED: MYLAR TENTATIVE PLAT The next submittal must address the following items: TENTATIVE PLAT 1. It appears there are telephone poles located within the alley behind the existing wall. The minimum width for solid waste vehicle access is 20' for an alley. The location of the telephone phone poles reduce the required access of 20'. Call out the location of the telephone poles on the plan and provide verification on the plan view the alley has 20' of clear access for the solid waste vehicle. Sec. 6-01.2.1.B.1.C. The above comment is from the previous review. The DSMR acceptance letter was not submitted. It is acknowledged the DSMR was approved however the DSMR case number (DS07-01) must be on the tentative plat along with any conditions that apply. Revise appropriately. |

DS 2-03.2.2.B.1 2) Per LUC Table 3.7.2-I a 5' high masonry wall is required to screen the vehicular use area proposed to provide access to the dumpster. The response letter indicates that the requirement is not applicable in accordance with a letter from Walter Tellez. No letter was attached or included in the submittal. 3) The refuse storage area is required to be completely screened with a 6' masonry wall due to the adjacent zoning. LUC Table 3.7.2-I Revise the plan to locate the refuse storage enclosure such that the opening is completely screened by a 6' high wall. This may be accomplished by locating the enclosure further onto the site while maintaning the same angle. The condition of the DSMR requires compliance with the screening requirements. RESUBMITTAL OF ALL PLANS IS REQUIRED. |
