Sentinel Peak Rd. Tentative Plat TRANSMITTAL: 01/07/06 DUE DATE: 12/28/05 COMMENTS: 1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is 12/27/06. 2. DS 2-03.2.1.D.2, & .3 A small, project-location map will be provided, drawn at a scale of 3" = 1 mile. The location map will provide the following information. 2. Identify conditions within the square mile area, such as subdivisions, major streets, major watercourses, and railroads. Reference recorded subdivision plats by book and page numbers. 3. Section, township, and range; section corners; north arrow; and the scale will be labeled. The range and section numbers are incorrect on the plan. Please correct. 3. DS 2-03.2.1.G, & .2 A title block with the following information is to be provided approximately in the lower right corner of the first page of the plat. 2. The number of proposed lots is to be noted. 4. DS 2-03.2.2.A.1 Ownership and Preparation Notes. 1. List the names, addresses, and telephone numbers of the primary owner of the site and the developer of the project. 5. DS 2-03.2.2.B.1 This project has been assigned the case number S05-222, list in the lower right corner next to the title block of all pages of the plat including the landscape and NPPO pages. 6. DS 2-03.2.4.A Draw in all proposed lot lines with approximate distances and measurements. Remove topographic and section lines from the tentative plat for clarity purposes. If required by other CDRC reviewers a separate sheet with the required information may be attached. Change the line weight of the boundaries of the subdivision along the north property line between the City of Tucson property and the subdivision property, in order to clearly define the boundaries of this subdivision. Change the line weight of the new lots to a more legible thickness (not dashed lines) for clarity purposes. The lot dimensions provided along the southern boundary of the subdivision for the proposed lots do not appear to be correct. Please change. The lot dimension on the west property line of lot #2 does not appear to be correct. Please clarify. 7. DS 2-03.2.4.B Identify each block or lot by number within the subdivision boundary and include the approximate square footage of each. The indicated square footage for lots #1 & #2 appear to be in conflict. Lot #2 does not appear to be twice the size of lot#1. Lot #3 does not appear to include in the square footage the area called out as an ingress/egress easement, which is part of lot #3. Please clarify. 8. DS 2-03.2.4.J All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. Provide docket and page recordation information as well as dimensions for the existing easement for El Paso Natural Gas. It appears the ingress/egress easement along the northern edge of the subdivision is serving all three lots. If this is the case a street designed to meet Development Standards 3-01 is required. Full 51' R.O.W. width, sidewalks, curbs, visitor parking on both sides of the street, etc. If a driveway is provided from lot #1 directly to Sentinal Peak Rd. (not using the ingress/egress easement) then the proposed ingress/egress easement can serve the two single family residences to the rear without being an improved street. If this is the case a one (1) foot no access easement will be required along the north and west property lines of lot #1. Clearly indicate the location of the driveways for all 3 lots on the plat. An easement will be required for the indicated sewer lines from lots 2 &3 which cross lots 1 and 2 or relocate the indicated sewer lines into the utility easement to the north. Clearly indicate the location of all existing utilities for lot #1. 9. The density calculations provided indicate that 2 units are being designed for each lot. If this is an error please correct. If this is not an error and two units are proposed for each lot a street will be required as in comment #8. 10. The lot coverage calculations provided appear to be incorrect. The size of the lots are incorrect (see comment #7). The vehicular use areas are the same for all three lots which does not appear to be correct. The vehicular use areas are to include driveways (the ingress/egress easement is considered a driveway for lot #3), carports, and or garages (see comment #8). 11. As per the Pima County Assessors records the existing house on lot #1 is a two-story structure. The height of the structure is indicated as 10', if this is an error please correct. If this is not an error provide documentation verifying the height of the existing structure. 12. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Anacleto Vasquez, 150 S Sentinel Peak Road Tentative Plat – 1st Submittal S05-222 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the Northwest Outfall Interceptor. Due to the insignificant amount of flow expected from this project, a capacity response letter will not be required. An evaluation to analyze if this project is Participating or Non-Participating will be done during the review of the second submittal. Add the project number, S05-222, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. Add the following General Note ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT AT THE TIME OF SUBMITTAL OF PLUMBING OR BUILDING PLANS. Add the following General Note A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT. Show all existing public sewers within 100 feet of the project boundaries. Include the size and Pima County plan number. The legend must match the line types used in the layout of this plan. Show the proposed/existing private sewers all the way to their point of connection with the existing public sewer. Provide these at the new access point to the Development. 3. General note 6 states that this will be a private road. Will this road provide access to the 2 new structures as well as the existing structure? If this is the case, private roads still need to meet public street sections. Provide a cross-section for the proposed road. Local streets must be designed with parking on both sides of the street, unless parking is provided in common areas distributed throughout the subdivision, at a ratio of one parking space per dwelling within the subdivision. (DS 3-01.2.4.D). If this new access is meant to only provide access to the new structures, then it may be a mere driveway. If this is the intent, show where the new and distinct access to the existing structure will be bearing in mind the separation requirements for driveways as stated in Ch25-38 of Tucson City Code. 4.
