This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. A Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve of the development plan. ALL SHEETS. Provide a professional engineer’s seal, signature and date. SHEET 1. Delete General Note 23. SHEET 5. The Keynote No. 11 is to be revised to read the same as Keynote No. 20 on Sheet 3. 2. SHEET 5. Provide the Arizona minimum slope requirements of 0.33% for an 8" private sewer between Manhole S-10 and S-30 and a 1.00% minimum slope from Manhole S-44 to S-40. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is November 17, 2006. 2. This plan was reviewed in accordance with requirements of the Land Use Code (LUC), Development Standard (DS), American National Standards Institute (ANSI), and the International Building Code 2003 (IBC). In addition, to the above code requirements, this development is the subject of two separate rezoning cases. The south 10 acres of the development was reviewed for compliance with rezoning conditions of case C9-04-11. The north 5 acres of the development was reviewed for compliance of conditions of rezoning case C9-05-26. 3. (Per this review) Per DS 2-05.2.1.D & DS 2-03.2.1.D, the city limits on the location map are incorrect. Most of the area North of River Road, east of 1st, is outside the city limits. See www.tucsonaz.gov/planning zoning maps, T 13, R14, Sec 19 for boundary line. 4. (Per last review) Per DS 2-05.2.3.B, cross-access easements and agreements should be provided to ensure access remains uninhibited to all parcels. (Per this review) RESPONSE: with regards to cross access agreement/easement: add note to Modification paragraph 26 that city approval is required for change to access easements. It is understood this document will be recorded to provide the access easement. Provide recordation information in docket and page next to access note 6 on site plan B. 5. (Per this review) The submittal indicates this project has been revised to show only 2 lots on the overall site plan page. The notes left of the title block indicate 6 lots still, as do the key maps provided on pages 2 and 3 of the submittal. Revise accordingly. 6. Per DS 2-05.2.4.M, (Per last review/current review). Per the preliminary development plan, the uses at the southwest corner of the site (adjacent to the intersection of 1st/Limberlost) are to be food services (restaurants) rather than retail, as shown on the submitted plan. Please clarify if the submitted plan is correct, or revise if necessary. (A drive through service is shown for these locations, which indicates a restaurant use.) Please ensure all notes on the general notes page and building heights notes are revised. PLEASE NOTE, ANY CHANGE OF USE PROPOSED FROM THE PRELIMINARY DEVELOPMENT PLAN REQUIRES APPROVAL FROM THE REZONING DIVISION OF DEVELOPMENT SERVICES. (Per this review:) RE: financial services drive-up windows, show overhead clearance, revise all lanes to be 9 feet in width minimum for 2 car lengths - ensure stacking for remaining 2 car lengths is 11 feet wide. For restaurant drive -thru, please pardon the incorrect information provided in the last review noting the number of stacking spaces required for a single drive through lane is only 4 spaces. Please revise the drawing to show 6 cars (it appears 6 are possible from preliminary review) stacked in the restaurant drive through - at 18 feet in length. Please show the ordering location - and clarify if building 6 is also to utilize this drive-through. 9. (Per this review) Revise all buildings with the lettering system (A-G,etc.) used to refer to buildings in the rezoning cases, rather than by the numbers, shown this submittal. 10. (Per this review) Rezoning case C9-05-026, requires the building identified as "G" - the financial institution site on lot 2 - to be no greater than 5,000 square feet in floor area. The floor area square footage is missing from the plan for this building, and is needed. 11.
