The Final Plat is conditionally approved subject to providing the following with the Final Plat Mylar: 1. Provide the boundary closure calculations. 2. The proposed 30' Private Sewer Easement (Keynote 3) can either be granted by the Final Plat or by a separate instrument, which must be processed prior to the approval of the Final Plat Mylar and the recordation information must be provided on the Mylar. ASSURANCES: Provide with the Final Plat Mylar a revised Assurances Package that includes the following information: 1. Add the words " and Utilities" in Common Area "A" description in the Recitals. 2. Provide, in the agreement, the missing Exhibit "A" to Exhibit "A". 3. Add, in Exhibit "B", the following assurable item "All applicable fees, e.g. permit fees, impact fees must be paid in full to the City of Tucson prior to the final release of subdivision assurances. 4. The Amendment is missing Exhibit "A". 5. Include the "Trust Agreement" in the Assurances Package. 6. Include the "Special Warranty Deed" in the Assurances Package. 7. Include in the Assurances Package and up to date Title report. CC & R's: The CC & R's are acceptable pertaining to Engineering and Floodplain. Submit with the Final Plat Mylar a detailed response letter that explains the revisions that were made and references the exact locations in the Assurances and on the Final Plat where the revisions were made. I t will be completed approximately May 15 , 2006. The design completion is necessary in determining all easement requirements and for the final plat review.
