Real Estate denies approval until parking is resolved by a temporary revocable easement or reconfiguring parking.

COMMENTS:

1. The last approved site plan for this site, submitted with this project, was approved with erroneous information regarding the right of way on it. It appears in actuality, the parking and the parking maneuvering areas extend into the right of way, which is not permitted per LUC 3.3.4. - parking shall be provided on site. The result of this is an insufficient amount of parking, which requires a Board of Adjustment variance to be granted to maintain the parking as delineated. Any use of the right of way also requires a Temporary Revocable Easement through the City Real Estate division.

Note, should the original approved site plan for this development show parking/maneuvering within the right of way, a variance would not be required. Please review the records division at Development Services for further assistance on seeking this document.

(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) * Check in the amount of $8.50 per plat page for Mayor & Council distribution made payable to the local print company of your choice or provide an account number to charge.
(1) * Check in the amount of $55.00 per plat page for recorded plat distribution made payable to the local print company of your choice or provide an account number to charge.
(1) Check made payable to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CC&R fees are $9.00 for the first 5 pages and $1.00 for each additional page.
(1) Executed and notarized CC&R's document (if applicable).

*Please do not combine the checks for the printing charges. They are processed at different times and require separate checks. An account number is also acceptable and you can include this information on your transmittal sheet when submitting the above listed items.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CC&R's and assurances must be approved at the same Mayor and Council Meeting. Please expect 5-6 weeks from the date submitted to the date scheduled for Mayor and Council approval.
