Section 4.1.7.3, LUC, permits a maximum of one year from the date of application to obtain approval of a final plat plat. If, at the end of that time, the final plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this final plat is October 30, 2006. 2. This project was reviewed in accordance with applicable divisions of the Land Use Code (LUC), Development Standards (DS), American National Standard (ANSI) and International Building Code 2003 (IBC 2003). Specifically, the content of this final plat was reviewed in accordance with criteria outlined in DS 2-03.6.0. 3. Per DS 2-03.6.1.K, Development Services Department (DSD) has assigned case number "S05-193" to this project. Please place this case number in the lower right hand corner, near the title block, on every page of the plat. 4. Per DS 2-03.6.3.D, please revise the final plat to show the Approval and Recording Data Blocks to read VER BATIM as they appear on page 22 of DS 2-03. The city clerk information and recordation time, date, etc. are essential. 5. Per DS 2-03.6.4.A, the Golf Links right of way on the plat does not match the last approved site plan. For clarification, please provide a copy of the current right of way plan. 6. Per DS 2-03.6.4.B & C, the stairways for this development should be labeled as common areas to be maintained under HOA, and whether any stairwells are for the exclusive use of any specific units. Please add the stairwells to the common area description on the plat. 7. Per the last approved site plan from 1996, the site was approved with 44 angled parking spaces to the north with access off the alley. This parking configuration must be maintained, as the approved ingress/egress is a one way alley. To allow 90 degree angled parking, as proposed, requires a 24' wide PAAL. Please revise the final plat to show the parking returned to it's original angled parking design. 8. Staff noted the dumpster locations on the last approved plan are not shown on the plat. Please clarify where waste receptacles have been moved to, and that written permission was granted from the City of Tucson Environmental Services Department to do so. Please contact John Clark at ESD, 791-3175 for further assistance. 9. Staff is concerned the10 handicapped parking spaces and access aisles originally approved on the south side of the site are not shown on the plat. To ensure this site remains in compliance with ANSI standards, please show all handicapped spaces, include dimensions, signage and access aisle widths. In addition, show handicapped ramps within the maximum slope of 1:12. 10. Per Federal Mandate, please add Truncated Domes (early warning systems) to all pedestrian areas that transition to vehicular use areas. Note, please be advised, re-design of the existing handicapped ramps may be required to meet current codes. Please include a detail drawing of the handicapped ramps with Truncated Domes on the resubmittal. 11. Please provide exterior building elevations of the units. 12. Please place a note on the plat indicating that this project will comply with all condominium conversions outlined in LUC 4.1.9.1 and 4.1.9.2. 13. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the Aviation Corridor to Southeast Interceptor. Sufficient conveyance and treatment capacity exists in the downstream public sewerage system for this project, and a formal capacity response letter from the PCWMD will not be required. The buildings and private sewer connections to the public sewers exist. A new Sewer Service Agreement is not be required. All Sheets: Add the final plat case number, S05-193, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.
