The subject project has been reviewed. Provide the following information on the Final Plat:

1. D.S. 2-03.6.6.1.A. All mapped data on a plat will be drawn at the same standard engineering scale, having no more than forty (40) feet to the inch. The scale provides staff the ability to verify dimensions more easily. It also affords greater clarity after photographic reduction (microfilming) for record-keeping purposes.
2. D.S. 2-03.6.6.1.B. Each sheet will measure 24" x 36" and include a two (2) inch margin on the left side and one-half (½) inch margins on the remaining sides to comply with standardization requirements of state law for recorded plats. Please keep in mind, when selecting the material on which the plat will be drawn, that a specific material is required for recordation by the Pima County Recorder's Office. Please refer to Sec. 2.03.8.1.A of this Standard.
3. D.S. 2-03.6.6.1.C. All lettering and dimensions will be the equivalent of twelve (0.12) point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reproduced or when photographically reduced (microfilmed) for record keeping purposes.

12. D.S. 2-03.6.6.3.C. The Beneficiary Block shall include the Title Company Name and Trust Number and the Beneficiary Name and Address.
13. Replace the "City of Tucson Engineer" in the Assurances Block signature line with " City of Tucson Development Services Department Engineering Administrator".
14. D.S.2-03.6.6.5.B. Indicate tract boundary lines of (existing and proposed) easements (including recording information), with accurate dimensions, bearings, or deflection angles and radii, arcs, and central angles of all curves.
15. D.S.2-03.6.6.4.A. Indicate the name and width of each easement (type), within the subdivision boundary being created by this plat. Label each as public or private, along with the appropriate dedication notation. Please be advised that some easements are shown with disconnected lines. Clarify why they are shown as such or revise as necessary.
16. D.S.2-03.6.6.4.B. Identify each block or lot within the subdivision boundary by number, and include the square footage of each.
17. D.S.2-03.6.6.4.C. If the project has common areas, label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc., that will have separate restrictions, a separate homeowners' association, or any common area that is separated by a public right-of-way.
18. D.S.2-03.6.6.4.D. Provide location, dimensions, areas in square footage, and purposes of lots proposed for dedication (such as open spaces, recreation areas, and natural areas) or for reservation for a public use (such as public parks, water facilities, and school sites).
19. D.S.2-03.6.6.4.K. If the final plat represents one (1) phase of a multiphased project and access is provided through this phase to the future phases, indicate the access easements or public streets on this plat that will guarantee the access.
20. D.S.2-03.6.6.5.A. Indicate primary control points, or descriptions and ties to such control points, to which all dimensions, angles, bearings, and similar data on the plat will be referred. Where a coordinate system has been established by the City Engineer or County Engineer, primary control points may be referenced thereto. At least one (1) corner of the subdivision will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat.
21. D.S. 2-03.6.5.C.3. In order to expedite the plat review and approval, provide the boundary survey and closure calculation report.
22. D.S. 2-03.6.5.C.5. Indicate whether the distance and bearing between all monuments used measured or calculated. Measured is the physical, direct occupation of a point/line by line of sight and not through calculations of other measured distances.
23. D.S. 2-03.6.6. Submit, for review, a copy of the Protective covenants or Covenants, Conditions, and Restrictions (CC&Rs) establishing responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use.
24. D.S. 2-03.7.1.G. Financial assurances are generally required to be submitted as part of the final plat submittal. Exceptions to this requirement will be allowed if, in these instances, the City Engineer's Office is advised that the final plat submittal does not include the assurances. However, assurances must be submitted to the City Engineer's Office some time during this review phase. The final plat cannot be scheduled for Mayor and Council consideration until the assurances are approved by the City Engineer's Office.

Prepare a detailed response that explains the revisions that were made and references the exact location on the Final Plat where the revisions were made.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



All Sheets: Add the final plat case number, S05-184, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.

All Sheets: Show the range of lot numbers, common areas, etc. in the subdivision name.

Sheet PL1: The easements need to be granted to specific governmental entities rather than to the public. Replace the phrase, PUBLIC AND ALL UTILITY COMPANIES with CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES in the Dedication block, second paragraph, first sentence.

Sheet PL1: The common areas need to be granted as easements to specific governmental entities rather than to the public. Replace the phrase, PUBLIC AND ALL UTILITY COMPANIES, with CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES in the Dedication block, third paragraph, first sentence.

Sheet PL1: Add AND PRIVATE SEWERS to the list of the property owner associations' responsibilities in the Dedication block, third paragraph, last sentence.

Sheet PL2: The Easement lines shown on the plans are very similar in linetype to the Property lines. Also, some Easement lines are broken, making it appear that large areas of the future buildings may be part of the easements. Show the easements using dashed lines, and the lot lines using solid lines so that the easements and lot boundaries can be easily distinguished from one another.

Sheet PL2: Show the subdivision boundaries using a heavier solid line than that used to show the individual lots.

Sheet PL2: Shade the lot lines, lot numbers, etc. for all portions of Sunrise Place, Lots 1-8, that are not being subdivided.

Sheet PL2: Lot 2 appears to complete surround Lot 1. Is this understanding correct?

Sheet PL2: Show the existing 25’ public sewer easement along the south side of the project with its recording information.

Sheet PL2: If platted as shown, the private sewers for this project (shown on Sheet DP3 of D04-0003) will be located within the boundaries of a number of individual lots, rather than in common areas. Show private sewer easements by final plat over the private sewers on each of the lots, or revise the plat, so that the private sewers are located within one or more common areas.

We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the . The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.
