RECORD OF SURVEY COMMENTS

1. All lettering and dimensions will be the equivalent of twelve (0.12) point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or when photographically reduced (microfilmed) for record keeping purposes. Revise the document as necessary. DS 2-03.11.7.C.

2. In the title block provide the proposed name of the Land Survey Exception. DS 2-03.11.7.F.2.

3. In the title block note the number of proposed lots. DS 2-03.11.7.3.

4. Place the S(YR.)-___ Land Survey Exception case number in the lower right hand corner of the plan next to the title block. The S file number will be provided after application and should be added to the drawing on subsequent submittals. DS 2-03.11.8.B.1.

5. Under the Zoning and Land Use Notes, general note number 4 states the number of lots is two. It appears the number of lots is three? Is this correct? Clarify and/or revise the plan. DS 2-03.11.8.B.3.

6. All easements of record will be drawn on the plan, and recordation information, locations, widths, and purposes shall be included. Revise the plan as necessary. DS 2-03.11.11.A.

7. Include the recordation data (book and page) on the plan. DS 2-03.11.11.B.

8. Dimension from street centerline the location of the proposed sidewalk. Label appropriately. DS 2-03.11.11.B.

9. Per the Transportation Access Management Guidelines (TAMG) for an ingress/egress to a local street 18' curb returns are required. Indicate 18' curb returns for the ingress/egresses to Laguna Street. TMAG was adopted on March 17, 2003 by Mayor and Council.

10. Be advised that to construct the proposed curb cuts a Right of Way (ROW) permit is required.

11. All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. Recordation information (docket and page) must be included on the plan prior to final approval. DS 2-03.11.12.A.

12. Show no-vehicular access easements where applicable. DS 2-03.11.12.B.

13. Identify each proposed lot by number, and include the square footage of each. DS 2-03.11.12.D.

14. At least one (1) corner of the property will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plan must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan. Tie down one of the corners of the proposed lots to the provided basis of bearing. DS 2-02.11.10.A.

15. Each lot must indicate a bearing for each lot dimension. Revise the plan. DS 2-03.11.10.B.

1. This review is for an application of Record of Survey exception to a subdivision in the C-2 Zone. The Record of Survey is to split a lot with 19,200 square feet into three lots. The two end lots shall each have an existing single family residence (SFR) and the center lot shall be vacant.
LUC Sec 2.5.4.2
2. Please provide the last approved site plan for this site. Also provide a separate plot plan for each proposed lot, with the exception of the vacant lot. There are several structures that appear on the 2002 aerial photo. Some of these structures may no longer exist. Please be certain to depict all existing structures and vehicle use areas on the plot plans. Also provide lot coverage calculations on each plot plan. A plot plan mode plan with instructions is available at the counter from Zoning Review.

3. The Development Designator for a SFR in the C-2 Zone is "R" and the Perimeter Yard Indicator is CC. The setback requirement for the eastern lot line adjacent to the R-2 Zone is the greater of ten feet (10') or three quarters the height of the structure's wall facing that property line measured from design grade to the highest point of the wall. The setback requirement for all the other interior lot lines adjacent to the C-2 Zone is equal to the height, measured as described herein. Please provide elevations each side of the existing structures.
