SUBJECT: Engineering review of the Third Street Lofts Final Plat. The activity number is S05-182.

SUMMARY: The Final Plat and CC&Rs were received by Engineering. Engineering has reviewed the received items and recommends a conditional approval of the Final Plat and the CC&Rs.

RESUBMITTAL REQUIRED: MYLARS of the FINAL PLAT, CC&Rs, and ASSURANCES

GENERAL COMMENTS

1. Tie down the proposed project via a bearing and distance from the monument line to one corner of the proposed project.

2. One of the Easements has not been label on the plat. Please revisit and label the easement.

3. Check the project name and common area descriptions of the subdivision in the Title Block on the Final Plat against the CC&R's, and the Assurance Package (The common area call outs are inconsistent between the three documents)

4. The Final Plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved.

5. The Final Plat will not be approved until the Assurance Package is received and approved.


CC&Rs COMMENTS

The above referenced project has been CONDITIONALLY APPROVED by the Community Design Review Committee. Please make the any necessary corrections and submit the following documents:

(2) Title reports current within the last (30) days.
(1) Executed Final Plat Double Matte Océ or Photo Mylar.
(1) * Check made to "Reproductions, Inc." in the amount of $8.50 per plat page for Mayor & Council distribution.
(1) * Check made to "Reproductions, Inc." in the amount of $55.00 per plat page for recorded plat distribution.
(1) Check made to "Pima County Recorder" in the amount of $20.00 per plat page plus a $4.00 handling fee, along with CC&R fees if applicable. CCR fees are $9.00 for the first 5 pages and $1.00 for each additional page.
(1) Executed and notarized CC&Rs (if applicable).

*Please do not combine the checks for "Reproductions, Inc.". They are processed at different times and require separate checks. An account number is also acceptable.

Assurances (if applicable) must be reviewed by the City Attorney's Office prior to being presented to the Mayor and Council. Plats, CCR's and assurances must be approved at the same Mayor and Council Meeting. Please expect 3 -4 weeks from the date submitted to the date scheduled for Mayor and Council approval.
