Although the City Of Tucson may accept that common areas are granted as easements to the PUBLIC, Pima County prefers that: These elements be granted or dedicated as easements TO CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES… Sheet 1: Provide the TRUST No. of the Ticor Title Agency of Arizona trust account in the DEDICATION and BENEFICIARY blocks. The activity number is S05-182. SUMMARY: The Final Plat and CC&Rs were received by Engineering on October 16th, 2004. Engineering has reviewed the received items and does not recommend approval of the Final Plat or the CC&Rs. RESUBMITTAL REQUIRED: FINAL PLAT, CC&Rs SUBMITTAL REQUIRED: ASSURANCES, BOUNDARY CLOSURE CALCS The next submittal must address the following items: GENERAL COMMENTS 1. The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A, the original agreement to construct with exhibit B, a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet. DS 2-03.7.1.G The Final Plat will not be approved until the Assurance Package is received and approved. CC&Rs COMMENTS 1. Submit revised copies of the CC & R's that specifically address the maintenance of the drainage facilities. Add language in the text, which addresses the maintenance of the drainage structures in detail (i.e. what facilities to be inspected and maintained, how, when, by whom, the retention basin maintenance list, record keeping and repair decisions, etc). Please be advised that this Office recommends including the Retention maintenance checklist in the CC & R's to allow the Home Owners Association access to it and facilitate their maintenance responsibilities. SMDDFM 14.03.2. FINAL PLAT COMMENTS 1. Provide the trust number in the DEDICATION and BENEFICARY section. DS 2-03.6.3.C. 2. In the DEDICATION and BENEFICIARY section there is reference to two different title companies. Is this a mistake? Typo? Please clarify in the response letter or revise the plan appropriately. DS 2-03.6.3.C. 3. Provide a bearing and distance for the floodplain delineation. DS 2-03.6.4.F. 4. Describe the purpose of each common area in the title block. DS 2-03.6.4.C. 5. Corner tie information is to be provided on the plat. At least one corner of both subdivisions must be tied by course and distance to a section corner or a quarter section corner. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements. 2.
