SUMMARY: The revised Tentative Plat, revised Landscape documents, and response letter were reviewed. Development Services Department Engineering Division has done a review of the received items and maintains conditional approval. The Drainage Report was reviewed for Tentative Plat purposes only. Address the remaining items as remaining conditions of approval of the Tentative Plat.

TENTATIVE PLAT CONDITIONS OF APPROVAL:
1) DS Sec.2-03.2.4.F: Clarify portions of new sidewalk and H/C ramps to be installed and label widths of sidewalks, as well as clarify existing sidewalk, along frontage of project along Drexel and Tucson Blvd. Drexel is MS&R and requires 6-ft sidewalk with curb, and Tucson existing sidewalk may not be accepted by TDOT, and may also require 6-ft sidewalk. Labels for sidewalk widths may be placed on mylar if this is only outstanding plat item.
2) DS Sec.2-03.2.4.L.5: Verification is required when any drainage solution occurring outside the boundaries of the plat is constructed with adjacent owners' permission. Additional notarized documentation of that approval will be submitted with the drainage report, if Dkt /pg of temporary construction easement / drainage maintenance easement for the proposed drainage improvements along west property boundary are not supplied at Tentative Plat stage.

LANDSCAPE PLAN CONDITION OF APPROVAL:
3) DS Sec.3-01.Fig18, Tucson Code Sec. 25-52.1(4), LUC.3.7.3.4, LUC.3.7.2.8: Remove trees from sight visibility triangles shown on landscape sheets (along Tucson Boulevard) to assure that no trees will obstruct the sight visibility area.

SUMMARY: The consultant has met with and provided documentation to DSD Engineering to address the 3 conditions of approval (offsite drainage, landscaping, and ROW) from the latest submittal. Development Services Department Engineering Division maintains conditional approval. The Drainage Report was reviewed for Tentative Plat purposes only. All previous conditions have been met and the following condition applies for the approval of the Tentative Plat mylar.

TENTATIVE PLAT MYLAR CONDITION OF APPROVAL:
1) When submitted, DSD Engineering needs to review mylars of revised Tentative Plat, revised Landscape Plan, and drainage report to confirm all conditions were met. Provide one copy of the drainage report with the offsite drainage authorization letter added.

The above referenced plan has been CONDITIONALLY APPROVED by the Community Design Review Committee, subject to the revisions required on the mylars. Please submit the following documents for sign-off:

1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO.

Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.

Please note that the final plat must be approved by Mayor and Council and recorded within one year of date of approval of the tentative plat per LUC 4.1.7.3.
